About The Role:

“The General Repairs & Maintenance Contractor will oversee construction, renovation, repairs, and maintenance for Bridg Property Management real estate assets. This role includes managing a team of laborers, delegating work orders, and ensuring quality and safety compliance. The successful candidate will coordinate scopes of work, budgets, and punch lists while collaborating with trades, inspectors, and consultants, and will complete hands-on repairs to control costs. This role also manages unit turnovers, landscaping, and small-to-medium renovation projects across Ontario and parts of the USA.”

Position: General Repairs & Maintenance Contractor

Salary: $80,000 to $100,000 + Annual Performance Based Bonus

Expected Start Date: As soon as possible

Daily Repairs & Maintenance Activities:

· Troubleshooting work at all property locations

· Communicate clearly and professionally with Tenants at all property locations

· Manual labour on construction sites (indoors/outdoors)

  • Use of typical construction equipment such as reciprocating saws, circular saws, concrete saws, nail guns, drills, torches, and more
  • Mandatory skillset in the following areas required;
  • Plumbing (replace toilet/sink/faucet, shut-off valves or fix pipe leaks)
  • Carpentry skills (minor framing or wood repairs)
  • Carpet and tile removal, repairs and installation
  • Door lock repair and installation
  • Electrical repairs (replace light fixtures, ballasts)
  • General Troubleshooting and Damage Assessment
  • Painting
  • Experience with the following would be considered an asset;
  • Demolition
  • Drywall, patching and painting
  • Landscaping maintenance - All year around seasonal maintenance care for all properties exterior and interior including Plowing and salting, grass cutting, hedging and removal of debris
  • Keep vehicles and tools clean and in good working order at all times
  • Window cleaning, sweeping, vacuuming, mopping as required all work site locations
  • Repetitive and physically demanding tasks, at heights as well

Repairs, Maintenance & Troubleshooting:

· Oversee and execute repairs for all managed properties to minimize outsourcing and control budgets.

· Perform troubleshooting, repairs, and maintenance on HVAC, plumbing, electrical, and other building systems.

· Lead preventative maintenance efforts and ensure unit readiness for turnover.

· Complete landscaping development, seasonal maintenance, and small-to-medium renovation projects.

Project Coordination & Execution:

· Manage multiple renovation and construction projects to ensure on-time, on-budget completion.

· Develop scopes of work, budgets, and punch lists for projects.

· Coordinate minor-to-medium sized renovations, including kitchens, basements, and recreational spaces.

· Supervise third-party trades, consultants, and contractors.

Team Leadership & Work Order Management:

· Responsible for managing and motivating a team of laborers to ensure timely, high-quality project completion.

· Delegate work orders and schedule tasks for the repairs and maintenance team.

· Conduct daily oversight and ensure compliance with safety regulations.

· Provide coaching and support to team members for continuous improvement.

Quality Control & Compliance:

· Ensure adherence to building codes, permits, and safety regulations.

· Conduct site inspections and enforce corrective measures.

· Maintain compliance with Ontario Building Code, WSIB, and OHSA standards.

· Prepare and manage all permits, documentation, and project records.

Stakeholder Collaboration & Reporting:

· Work with internal leadership and external stakeholders to align construction efforts with organizational goals.

· Provide regular progress updates to the President and executive team.

· Collaborate with city officials, inspectors, and professional consultants.

· Deliver weekly reports on project budgets, timelines, and work order statuses.

Qualifications and Requirements:

· High-school Diploma required; post-secondary education considered an asset.

· Minimum 5 years of experience in general contracting or construction management.

· Must be willing to work 45-60 hours a week as required.

· Strong understanding of residential and commercial construction processes.

· Strong analytical, problem-solving, and prioritization skills.

· Strong understanding of residential and commercial construction processes.

· Proven ability to read and interpret blueprints, drawings, and specifications.

· Excellent leadership and communication skills.

· Knowledge of Ontario Building Code, WSIB, and OHSA regulations.

· Proficiency with construction scheduling software and Microsoft Office.

· Ability to manage multiple projects and teams simultaneously.

Assets:

· General Contractor License or Construction Supervisor Certification an asset.

· Experience with multi-residential or mixed-use development projects.

· First Aid/CPR, Working at Heights, or WHMIS certifications.

· Familiarity with property and construction management software

· Background in estimating or procurement is considered an asset.

Work Schedule and Conditions:

· Work Schedule Monday to Friday as early as 7:00 am start

· Must be willing to work 10–12 hour days to meet deadlines and project needs.

· Must be comfortable working outdoors and on active construction sites.

· High-pressure environment with tight deadlines and shifting priorities.

· Regular travel required to multiple job sites across Ontario, other provinces, and the U.S.

· Must attend weekly meetings with the Project Manager and executive leadership to review progress and timelines.

· Must be able to work at heights and safely lift, carry, and move heavy materials and equipment (up to 75- 100 lbs).

· Must be comfortable working around all types of animals, including domestic pets, wildlife (snakes and etc.), and potential pests on job sites.

· Must be able to meet deadlines and achieve quotas as set by management.
