Full job description

The Building Maintenance Worker is responsible for the day-to-day maintenance, repair, upkeep, and presentation of a large residential apartment complex consisting of three buildings and approximately 262 rental units.

A primary responsibility of this position is preparing vacant apartments for new tenants. This includes completing unit inspections, repairing deficiencies, painting and patching walls, completing minor plumbing and electrical repairs, and ensuring suites are clean, safe, functional, and rent-ready prior to move-in.

The Maintenance Worker will also respond to routine maintenance requests from residents and assist with the ongoing maintenance of the buildings, common areas, grounds, and building systems.

KEY RESPONSIBILITIES1. Suite Turnover / Move-Out and Move-In Preparation

  • Inspect suites following tenant move-outs and identify required repairs and maintenance.
  • Complete suite turnover work to bring apartments to a clean, safe, functional, and rent-ready condition.
  • Patch and repair drywall, nail holes, dents, cracks, and other wall damage.
  • Prepare and paint walls, ceilings, doors, trim, closets, and other surfaces as required.
  • Repair or replace damaged fixtures, hardware, shelving, doors, handles, and other minor components.
  • Complete minor plumbing repairs, including:
  • Leaking faucets and fixtures
  • Toilet repairs
  • Drain and trap repairs
  • Replacement of minor plumbing components
  • Repair of shut-off valves where appropriate
  • Complete minor electrical maintenance, including:
  • Replacement of switches and receptacles where permitted
  • Replacement of light fixtures and bulbs
  • Troubleshooting minor electrical issues
  • Replacement of batteries and other basic components
  • Replace damaged or worn flooring, baseboards, blinds, and other suite components where required.
  • Check appliances and report deficiencies requiring specialized service.
  • Complete final inspections to ensure suites are ready for occupancy.
  • Maintain a consistent standard of workmanship and presentation throughout all units.

2. General Building Maintenance

  • Respond to resident maintenance requests and work orders in a timely and professional manner.
  • Perform routine repairs and preventative maintenance throughout the three-building complex.
  • Maintain hallways, stairwells, lobbies, storage areas, mechanical areas, and other common spaces.
  • Repair doors, locks, hinges, closers, handles, cabinets, shelving, and other building components.
  • Replace light bulbs, lamps, covers, and other minor electrical components.
  • Perform minor plumbing repairs and investigate leaks or other plumbing issues.
  • Assist with preventative maintenance inspections and identify potential problems before they become major repairs.
  • Report major building deficiencies, equipment failures, leaks, safety hazards, or other issues to the Property Manager.
  • Coordinate with outside contractors and service technicians when specialized repairs are required.

3. Painting and Drywall

  • Perform interior painting in vacant suites and common areas.
  • Prepare surfaces through cleaning, sanding, scraping, filling, and priming.
  • Patch drywall and repair minor wall and ceiling damage.
  • Maintain consistent paint quality and finishes throughout the property.
  • Touch up painted surfaces in occupied units and common areas as required.

4. Preventative Maintenance

  • Conduct routine inspections of suites, common areas, equipment, and building components.
  • Identify maintenance issues before they become costly repairs.
  • Assist with scheduled preventative maintenance programs.
  • Monitor building conditions and report unusual sounds, leaks, damage, deterioration, or safety concerns.
  • Maintain maintenance records and provide updates on outstanding work orders.

5. Grounds and Common Areas

  • Assist with maintaining the appearance and condition of common areas and exterior areas.
  • Complete minor repairs to fencing, signage, exterior fixtures, doors, and other property components.
  • Assist with seasonal maintenance activities as required.
  • Keep maintenance areas, shops, storage rooms, and work areas clean and organized.

6. Resident Service

  • Respond courteously and professionally to resident maintenance requests.
  • Enter occupied suites respectfully and in accordance with property policies and applicable notice requirements.
  • Maintain a clean work area and minimize disruption to residents.
  • Communicate repair requirements and follow-up needs to the Property Manager.
  • Protect resident belongings and property while performing maintenance work.

QUALIFICATIONS AND EXPERIENCE

  • Previous experience in residential building maintenance, apartment maintenance, construction, renovations, or a related trade.
  • Practical experience with painting, drywall repair, basic plumbing, and minor electrical repairs.
  • Strong general maintenance and troubleshooting skills.
  • Ability to identify problems and determine appropriate repairs or when a qualified contractor is required.
  • Ability to work independently with minimal supervision.
  • Good organizational and time-management skills.
  • Strong attention to detail and pride in workmanship.
  • Good communication and interpersonal skills.
  • Ability to interact professionally with residents, contractors, suppliers, and management.
  • Valid driver's licence is an asset.
  • Experience working in a multi-family residential building environment is preferred.

PHYSICAL REQUIREMENTS

The position requires the ability to:

  • Lift and carry tools, materials, supplies, and equipment.
  • Bend, kneel, crouch, reach, climb ladders, and work in confined or awkward spaces.
  • Stand and walk for extended periods.
  • Perform repetitive physical tasks.
  • Safely use hand tools, power tools, ladders, and other maintenance equipment.
  • Work indoors and outdoors in varying weather conditions.

SAFETY AND COMPLIANCE

  • Follow all applicable health and safety requirements and property procedures.
  • Use appropriate personal protective equipment when required.
  • Follow safe work practices when using tools, ladders, chemicals, and equipment.
  • Ensure work is performed within the individual's level of training, certification, and authorization.
  • Immediately report unsafe conditions, hazards, major building deficiencies, or emergencies to management.
  • Electrical, gas, major plumbing, HVAC, structural, or other specialized work requiring a qualified tradesperson must be referred to the appropriate licensed contractor.

TOOLS AND EQUIPMENT

The Maintenance Worker will be expected to safely operate and maintain common maintenance tools and equipment, including:

  • Hand and power tools
  • Ladders
  • Painting equipment
  • Drywall tools
  • Plumbing hand tools
  • Basic electrical testing equipment
  • Cleaning and maintenance equipment

WORK PRIORITIES

The successful candidate will be expected to prioritize work based on:

  • Emergency and safety-related issues
  • Urgent resident maintenance requests
  • Vacant suite turnover and rent-ready requirements
  • Preventative maintenance
  • Routine building repairs and common-area maintenance
  • Cosmetic improvements and other assigned projects

PERFORMANCE EXPECTATIONS

The Maintenance Worker is expected to:

  • Complete work orders efficiently and professionally.
  • Maintain a high standard of workmanship.
  • Prepare vacant units within established turnover timelines.
  • Keep common areas and maintenance areas in good condition.
  • Communicate maintenance issues promptly to management.
  • Maintain a professional relationship with residents.
  • Demonstrate good judgment regarding repairs that can be completed internally versus those requiring a qualified contractor.
  • Contribute to maintaining the overall appearance, safety, value, and functionality of the property.

OTHER DUTIES

The Maintenance Worker may be required to perform other reasonable maintenance-related duties as assigned by the Property Manager or Building Manager.

Pay: $25.00-$27.00 per hour

Expected hours: 40.0 per week
