Resident Manager (Full-Time, Live-In)

Position Type: Full-Time, Permanent

Compensation:

  • Total Annual Value: $62,000 – $70,000/year
  • Base Salary: $40,000 – $48,000/year (plus benefits)
  • Housing Benefit: Rent-free 2-bedroom suite (~$22,000/year value) Benefits: Extended Health, Dental, Vision, Life Insurance, Paid Time Off (2 weeks vacation to start), & Casual Dress Code

The Opportunity

Are you an organized coordinator who loves working with people, bringing neighbors together, and taking pride in keeping a residential property looking its best?

We are looking for a reliable, self-motivated live-in Resident Manager to oversee and look after both of our wonderful residential properties: a 116-unit townhouse/apartment complex in Surrey, and a 100-unit residential tower in New Westminster.

Because the properties are only a quick, convenient 15-minute drive apart, you will easily be able to split your time and manage operations across both communities. You’ll be living on-site at our Surrey location, making you the heartbeat of these communities!

What Your Day-to-Day Will Look Like

As our Resident Manager, you’ll wear a few different hats—from admin work in the office to keeping the buildings welcoming and clean. Your main duties will include:

  • Property Coverage: Comfortably traveling between and looking after both our Surrey and New Westminster properties (vehicle required).
  • Tenant Care & Communication: Building positive relationships with residents, responding warmly to inquiries over phone and email, and handling occasional after-hours emergencies.
  • Leasing & Showings: Showing vacant suites to excited prospective tenants, assisting with rental market research, and conducting move-in/move-out inspections.
  • Operations & Paperwork: Keeping organized digital records, managing rent collection, and scheduling maintenance appointments.
  • Team Collaboration: Coordinating with our dedicated, live-in maintenance staff who reside on-site and handle the building repairs, maintenance tasks, and heavy lifting.
  • Hands-on Caretaking: Keeping the common areas and building interiors looking clean, tidy, and welcoming for everyone.

What You Bring to the Team

  • Mobile & Flexible: A valid Driver’s License and a reliable vehicle to travel between the Surrey and New Westminster locations (only a quick 15-minute drive apart).
  • People Skills: Great interpersonal skills and a natural ability to communicate clearly in English (both written and verbal).
  • Self-Motivation: You love having independence in your workday and are great at managing your own time across both sites.
  • Comfort with Technology: Comfortable using modern tech tools to stay organized. You will be working with with Google Workspace (Gmail, Google Drive, Docs, and Sheets).
  • RTA Knowledge: A solid working understanding of the BC Residential Tenancy Act.
  • Yardi Knowledge (Big Plus!): Familiarity or experience with Yardi property management software is a massive advantage.
  • A Passion for Community Building (Big Plus!): We are actively launching community-building initiatives to help neighbors connect. If you love organizing small neighborly initiatives, you will absolutely thrive here!
  • Background Check: As a standard condition of employment for this high-trust role, a clean Criminal Record Search will be required upon a conditional offer.
