Full job description

THE POSITION

Reporting to the VP of Property Management, the successful candidate will fill the full-time position of General Manager of Cottonwood Centre located in Chilliwack, British Columbia (hereinafter “Cottonwood”). This position will be responsible for the overall operation and financial management, staffing, and marketing of Cottonwood, which is a community oriented shopping centre serving the Chilliwack market in the Frase Valley. Your specific responsibilities will include the following:

  • Developing strong interpersonal relationships with our property owner clients, tenants, and service contractors at Cottonwood;
  • Managing the day to day operations and maintenance of Cottonwood including maintaining current service contracts for maintenance, HVAC, janitorial, and security contractors;
  • Overseeing all property administrative functions and delivering sound financial management of Cottonwood, including timely rent collections and reporting;
  • Coordinating the annual marketing program and marketing budget for Cottonwood and delivering annual increases in sales per square foot and increases in overall foot traffic at Cottonwood;
  • Maintaining all tenant percent rent tracking and coordinating percent rent invoicing with accounting team;
  • Managing all aspects of the site administration office;
  • Hiring, supervising, and overseeing the employment by Shon Group of all administrative and operations staff required for the successful management and operation of Cottonwood;
  • Preparation (with accounting team) of annual operating expense, revenue, and capital budgets;
  • Preparation (with accounting team) of monthly and quarterly property investment reports to owners;
  • Organizing and managing tenant improvement and building capital projects;
  • Managing and assisting with specialty leasing and tenant lease renewals as requested by Shon Group;
  • Assisting with the leasing of vacant spaces and cooperating with listing brokers and tenant showing requests;
  • Coordinating tenant move-in and move-outs;
  • Managing tenant retention programs and seasonal promotion programs for Cottonwood;
  • Maintaining tenant records including insurance COIs and emergency contact information; and
  • Working closely with our building operations team to maintain our service excellence standards.

SUCCESSFUL QUALITIES

  • A dedicated “customer first” attitude and/or related experience in the service industry;
  • A friendly, approachable and pleasant demeanor;
  • Strong financial and analytical skills and ability to understand, read, and interpret financial statements including income statements, balance sheets, variance reports, and cash flow statements;
  • Strong written and oral communication skills;
  • Strong personnel management skills;
  • Strong marketing and advertising background relating to retail businesses and shopping centres;
  • You are a self-starter and have the ability to work both independently and in a collaborative, team oriented environment;
  • Exceptional organizational skills, ability to multi-task, and meet deadlines;
  • A passion for change and innovation to assist us in making our processes and services more efficient, including the adoption of AI where applicable;
  • You are a people person and know how to manage conflict resolution and difficult situations with poise.

BASIC QUALIFICATIONS

  • Current BCFSA Rental Property Management license or must complete the required course and exam within the first year of employment. Company will reimburse tuition upon successful completion.
  • Minimum five (5) years of experience in the property management industry combined with a passion for commercial real estate and eagerness to learn.
  • Minimum three (3) years experience in the management of enclosed retail shopping centres or a retail focused portfolio.
  • High school graduation and a College diploma in a related field.
  • Strong technical and software experience with Office applications and other property management software such as Yardi, Angus, and Keyscan.
  • General knowledge of property management practices and commercial leases.
  • Good knowledge and ability to read financial statements.
