Full job description

M3K Management Ltd. is seeking an experienced Live-Onsite Resident Manager for a newer residential community covering three buildings in the west side of Winnipeg.

The Resident Manager will live onsite and serve as the first point of contact for residents, while working closely with the Property Manager, Maintenance Operations Lead, leasing team, maintenance technicians and cleaners.

Key Responsibilities

  • Serve as the primary onsite contact for resident questions and concerns.
  • Assist residents with parking, storage, keys, fobs, building access and general property matters.
  • Conduct suite and property showings.
  • Receive rental applications and ensure required paperwork is complete before forwarding it for processing.
  • Conduct move-in and move-out inspections independently.
  • Assist residents with submitting maintenance requests through RentCafe.
  • Review reported maintenance concerns onsite and provide clear information to the Maintenance Operations Lead.
  • Coordinate access for maintenance staff, contractors and trades.
  • Complete initial follow-up regarding unpaid balances and outstanding renewal documents under the direction of the Property Manager.
  • Conduct regular property inspections and report maintenance, safety, security and cleaning concerns.
  • Provide day-to-day coordination to onsite cleaners.
  • Complete light cleaning duties when required, including entrances, lobbies, garbage receptacles and dog-waste stations.
  • Maintain accurate records and follow established company procedures.

On-Call Expectations

This position includes participation in the company’s after-hours on-call needs. The Resident Manager will be required to respond to urgent resident or property concerns outside of regular working hours.

After-hours coverage is supported by the wider M3K team, including maintenance technicians. The Resident Manager may be required to assess onsite conditions, communicate with residents and provide access, but will not be responsible for personally completing all repairs.

More specific details will be provided throughout the interview process.

Qualifications

  • Minimum three years of direct Resident Manager or onsite residential property-management experience.
  • Three to five years of experience managing a larger residential community is strongly preferred.
  • Experience with suite showings, inspections, move-ins, move-outs and maintenance coordination.
  • Strong communication, organization and follow-through.
  • Ability to manage resident concerns calmly and professionally.
  • Comfortable using email, Microsoft Office and property-management software.
  • Yardi Breeze Premier or RentCafe experience is an asset.
  • Valid driver’s licence and access to a reliable vehicle are preferred.
  • Ability to participate in after-hours emergency coverage.

Employment Details

  • Full-time position.

  • Month-to-month onsite tenancy required.

Pay: $45,000.00-$55,000.00 per year
