Position Description

View West has an immediate requirement for Building Operator support. The position can be structured for a full-time Building Operator or two part-time Building Operators. The successful candidate(s) will be responsible for overseeing, coordinating and managing day to day maintenance and operations of a portfolio of buildings. If you are not looking to work full-time and only seeking permanent part-time work this may be the position for you and we encourage you to apply.

Specific accountabilities include:

· Daily building and property checks.

· Management and execution of the preventive maintenance program and annual work plan.

· Diligently maintain records of all inspection reports and logs.

· Supervision and coordination of contractors engaged for various site projects and/or services.

· Assist the property manager in preparing tender packages for various services including snow removal, landscape maintenance, security, janitorial, and HVAC maintenance.

· Respond promptly to tenant service requests.

· Ensure company safety policies and practises are adhered to at all times.

· Perform minor maintenance and repairs such as filter changes, changing lights, patching and painting walls, repairing toilet leaks, and other minor repairs.

· Promptly respond to breakdown repairs, obtain quotes from contractors, and coordinate the resolution of the problem.

· Be proactive at all times and identify and attend to safety hazards such as icy sidewalks, tripping hazards, and other safety concerns. Apply ice melt and/or shovel sidewalks between snow contractor site visits.

· Take pride in the appearance of each property, promptly attending to cleaning issues, graffiti, signage, and other issues affecting the aesthetics of the property and tenant comfort.

· Complete work orders using the company’s maintenance management system and ensure work orders are diligently updated with comments and closed in a timely manner.

· Assist the property manager with preparation of budgets and long-range capital replacement plans.

· Participate in assisting with after-hours emergency calls on a rotation basis.

· Present at all times a positive image of View West to tenants, contractors, clients, and the general public.

Qualifications

· The ideal candidate will bring a “take-charge” attitude to the job, having an eye for detail and a passion for customer service.

· Solid understanding of the maintenance and operational routines of suburban office buildings, retail centres, and industrial warehouses.

· Minimum 5th Class Power Engineering Certificate

· Understanding of the mechanical and electrical systems of a typical office or retail property including boilers, chillers, rooftop units, pumps, motors, and air handling equipment.

· Minimum 2 years experience in building operations/repairs.

· Experience doing minor repairs and working with hand tools an asset.

· Ability to troubleshoot, diagnose, and repair various building issues.

· Good computer skills. Prior experience using a maintenance management system an asset.

· Team player with a strong work ethic.

· Able to work independently with no supervision.

· Clean driver’s abstract and own vehicle for travel to various sites.

· Police background check required.
