Overview

Cantiro is an award-winning, integrated real estate company, with operating entities in land development, home building, commercial property development, and residential rental projects. We currently have over 50 active companies involved in various stages of development in Alberta, BC, and Ontario.

Reporting to the Director of Finance, the Investment Analyst will lead financial modeling for new opportunities while ensuring that active projects remain optimized within their capital structures and aligned with market trends.

​​Role and Responsibilities​

  • Develop and maintain complex, multi-phase proformas for residential and mixed-use developments, incorporating joint venture structures and waterfall distributions.
  • Model cash flows, investment returns, and financing structures to support investment committee decision-making.
  • Conduct ad-hoc analysis and sensitivity scenarios on interest rate fluctuations, various financing programs, absorption velocity, and construction cost escalations to provide risk-adjusted recommendations to the Director of Finance.
  • Lead market research to validate income assumptions, asset positioning and competitiveness benchmarking.
  • Present and communicate findings to development team, asset management, and executives to optimize asset decision making.
  • Continuously refine financial templates and reporting workflows to improve the speed and accuracy of the finance department’s output.
  • Provide technical guidance and mentorship to the Financial Analyst, specifically in transitioning them toward more complex underwriting tasks.
  • Assist in a wide array of investment-related tasks including investor presentations and packages.

​​Qualifications and Education Requirements​/preferred skills/experience

  • Bachelor’s Degree in related fields such as Accounting, Finance, Business or Commerce
  • 3-5 years of relevant experience in an underwriting or financial analysis role
  • Ability to carry-out assigned duties with minimal supervision
  • Excellent communication and interpersonal skills with the ability to prepare concise, accurate and clear reporting material
  • Previous experience and knowledge of the real estate development or loan underwriting industry considered an asset
  • CFA or CPA designation or working towards these designations is considered an asset
  • Advanced skills in Microsoft Excel considered an asset
  • **Please note, as this is a finance-sensitive role, successful candidates must undergo a background check.**
  • Our office is located on 124 Street and 102 Avenue; there are numerous public parking options within close proximity to our office. Cantiro will assist the successful candidate with a list of available lots in the area.
