About the Role

Our client, a respected residential home builder, is looking for a Warranty Technician to join their team. This role is responsible for managing customer walk-throughs, post-possession inspections, warranty assessments, trade coordination, and repair follow-up to ensure homeowners receive a positive and professional warranty experience.

The ideal candidate will have experience working with a residential new home builder and will be comfortable dealing directly with homeowners, trades, construction teams, and warranty-related documentation.

Key Responsibilities

Customer Walk-Throughs

  • Conduct pre-occupancy walk-throughs with homeowners.
  • Prepare and communicate deficiency lists to the construction team.
  • Conduct possession walk-throughs and obtain sign-off on completed deficiencies.
  • Educate homeowners on proper home care and regular maintenance.

Post-Possession Warranty Inspections

  • Conduct one-month and one-year post-possession inspections.
  • Complete warranty assessments with homeowners as required.
  • Identify warranty-related concerns and coordinate appropriate next steps.

Repairs and Trade Coordination

  • Coordinate trade repairs and ensure work is completed to company standards and specifications.
  • Attend scheduled trade repair days to support the completion of warranty work.
  • Schedule and reschedule trade appointments as needed.
  • Complete minor home repairs and touch-ups where appropriate.
  • Follow up with trades and homeowners to ensure work is completed on time.
  • Track outstanding work orders and close items once work is completed and accepted.

Communication and Documentation

  • Maintain regular communication with homeowners, trades, construction teams, and warranty management.
  • Complete work orders and warranty documentation as required.
  • Escalate recurring warranty issues to the Warranty Manager.
  • Report high-risk or urgent problems in a timely manner.
  • Support a professional and positive customer experience throughout the warranty process.

Emergency Support

  • Participate in the scheduled after-hours emergency call rotation.
  • Respond to after-hours calls or messages in a timely manner.
  • Determine whether issues are emergencies, such as loss of heat, loss of power, or uncontrolled water.
  • Direct homeowners to the appropriate trade or service process.
  • Ensure all emergency and after-hours items are properly documented.

Other Duties

  • Attend Alberta New Home Warranty claims and appointments as requested.
  • Follow safe work practices, policies, and documentation requirements.
  • Represent the company professionally during all homeowner and trade interactions.
  • Perform other related duties as assigned.

Required Experience

  • 3+ years of experience in a warranty, site superintendent, service, or customer care role with a residential new home builder.
  • Experience conducting homeowner walk-throughs, post-possession inspections, and warranty assessments.
  • Strong understanding of residential construction, new home deficiencies, trade repairs, and warranty processes.
  • Experience working with or around the Alberta New Home Warranty Program is strongly preferred.
  • Ability to coordinate trades, manage work orders, and follow up on outstanding repairs.
  • Strong customer service, communication, and problem-solving skills.
  • Ability to remain professional and calm when dealing with homeowner concerns.
  • Comfortable completing minor repairs and touch-ups when required.

Pay: $70,000.00-$80,000.00 per year
