ABOUT THE OPPORTUNITY:
Porte is in an exciting period of growth, with a robust pipeline of new rental developments across British Columbia, including both concrete high-rise and wood-frame communities. Our current development portfolio represents approximately 1,500 rental units that will be delivered over the coming years.
As these properties come online, the Residential Property Manager will play a key role in the successful onboarding and stabilization of new assets. This includes establishing operational processes, supporting lease-up activities, building strong resident communities, and ensuring each property is positioned for long-term operational and financial success.
JOB SUMMARY:
The Residential Property Manager oversees all aspects of the residential rental portfolio, partnering with external trades and service providers to maintain properties to a high standard while directly supervising all on-site building caretakers. The ideal candidate is organized, financially astute, and an excellent communicator who thrives in a fast-paced environment, always guided by the Porte Promises.
JOB DUTIES:
Portfolio and Financial Management
· Prepares and manages annual operating budgets and capital improvement plans across the residential portfolio.
· Approves invoices, monitors rent arrears, and initiates Residential Tenancy Branch proceedings as required.
· Prepares month-end reporting to building owners and tracks key performance indicators, including occupancy, turnover, and operating performance.
Leasing and Tenancy
· Leads all suite marketing, leasing, and showing activity to minimize vacancy across the portfolio.
· Oversees the annual rent increase process and all tenancy administration in compliance with the BC Residential Tenancy Act.
· Manages move-in and move-out inspections, unit turnovers, and represents the company at Residential Tenancy Branch hearings as required.
· Champions resident satisfaction and retention initiatives to support occupancy and a positive resident experience.
Property Operations and Maintenance
· Conducts weekly site visits and oversees preventive maintenance programs, repair schedules, and in-suite renovation approvals.
· Negotiates and administers service contracts and vendor agreements, ensuring quality, pricing, and insurance compliance.
· Plans for lifecycle replacement of major building systems and supports the delivery of related capital projects.
Compliance and Safety
· Ensures all properties meet fire, life safety, and WorkSafeBC requirements, including current inspections, certifications, and emergency preparedness plans.
· Monitors tenant insurance compliance and responds to after-hours emergencies as required.
Systems and Administration
· Trains site staff on Yardi and RentCafe, maintains accurate records, and drives tenant adoption of the RentCafe resident portal.
· Participates in due diligence for new acquisitions and rental developments and supports the onboarding of new assets into the portfolio.
Teamwork and Supervision
- Reports to the General Manager and collaborates with the Property Maintenance Manager, Accounting, Development, Sales and Marketing, Finance, and Customer Experience teams.
- Recruits, trains, and manages all residential building site caretakers.
QUALIFICATIONS:
· Degree or diploma in business, real estate, or a related field, and/or a recognized professional designation (RPA, CPM, or equivalent).
· Minimum 2 years of residential property management experience, with demonstrated experience supervising site staff across multiple locations.
· Strong working knowledge of the BC Residential Tenancy Act and Residential Tenancy Branch processes.
· Experience with Yardi and RentCafe is an asset; Rental Property Manager’s License for BC is an asset, but not required.
· Financially literate, with experience reviewing budgets and financial reports.
· Excellent communicator with strong organizational skills, attention to detail, and a customer-first mindset.
· Valid Class 5 BC Driver’s License and proficiency with MS Office.
*A satisfactory completion of a criminal record check is required as a condition of employment.
