Overview

A commercial property management company in the North York area, which owns and manages it properties and has been in operation for almost 40 years is looking for an experienced Commercial Property Manager to oversee the building operations and maintenance of a diverse portfolio of commercial real estate properties, which include a low rise office tower, multi-tenant retail and industrial buildings.

Primary responsibilities

·Oversee property maintenance and repairs by coordinating with vendors, contractors, and in-house teams to ensure properties are well-maintained and compliant with safety standards.

·Conduct regular inspections to assess property conditions, identify repair needs, and ensure compliance with legal and safety regulations.

· Development, schedule and maintain preventative maintenance programs for the properties, including but not limited to roof / HVAC, elevator, parking lot / snow management, landscaping, etc.– planning, tendering , selecting and overseeing maintenance contracts

· Oversee landlord leasehold improvements / post move out unit refurbishment – tendering, contracting, scheduling, coordinating and inspections

Additional responsibilities

· Tenant construction / leasehold improvements – review permits and plans, review tenant contractors, acquire WSIB / certificate of insurance and other documents as required, inspections

· Tenant move / Unit refurbishments – inspect and report on any repair / maintenance deficiencies and address as required (including create specifications, tender, contract and oversee works)

· Inspection of tenanted premises to ensure tenants are use, repairs and maintenances compliant in accordance with the lease agreement

· Responding to afterhours emergency / matters (backed up by designated personnel and contractors)

· And other duties as assigned from time to time

Qualifications

· Good written and oral communication skills

· At least 3 years experience

· Experience with fire and safety requirements (including Fire plan management), safe drinking water act requirements, Asbestos Management requirements, Accessibility for Ontarians with Disabilities Act (AODA) requirements, occupational Health and Safety Act requirements

· Have occupational health and safety awareness training, WHMIS training, First Aid, working at heights training, electrical lockout tag training

· Post-secondary education

· Must have a good working knowledge of commercial building equipment and systems

· Knowledge of Yardi property management software is considered an asset

· Familiar with the Commercial Tenancy Act and Commercial Leases

· Must possess excellent organization, time management skills and have a strong ability to work in a team environment with minimal supervision

· Must have own vehicle with a clean drivers abstract.

· Other duties as assigned

Pay: $72,000.00-$78,000.00 per year
