Our client is seeking a Residential Operations and Leasing Manager to oversee the operational, financial, leasing, and resident experience performance of a growing residential rental portfolio.

This is a senior leadership role responsible for providing strategic direction across residential property operations, leasing performance, budgeting, expense control, team development, vendor management, and marketing alignment. The successful candidate will work closely with regional property management, leasing, building operations, marketing, and leadership teams to ensure the portfolio operates efficiently, remains within budget, achieves leasing targets, and delivers a consistent resident experience.

The ideal candidate will bring strong residential property management experience, proven leadership ability, and hands-on knowledge of multi-family operations, leasing strategy, budgeting, and property management systems such as Yardi Voyager or Yardi CRM.

Key Responsibilities

Leasing Strategy and Revenue Management

Develop leasing goals for each property, including rental rates, incentive structures, and leasing targets.

Review market surveys and competitive data to recommend pricing and incentive strategies.

Monitor occupancy, absorption, renewals, and market trends across the portfolio.

Work closely with leasing teams on lease-up strategy, renewals, pricing approvals, and leasing performance.

Ensure residential leases comply with approved rental rates, credit guidelines, and documentation standards.

Oversee rent roll maintenance, tenant account receivables, move-in coordination, move-out coordination, and inspection processes.

Expense Management and Budgeting

Develop and manage annual operating and capital budgets for each property.

Monitor expenses against approved budgets and ensure teams are operating within financial targets.

Review and approve operational expenses, vendor invoices, and third-party contractor agreements.

Maintain awareness of market costs related to building operations, maintenance, and capital planning.

Support long-term asset planning, including five-year capital and operational plans.

Property and Maintenance Operations

Ensure residential buildings are operated in accordance with company standards, regulatory requirements, and applicable legislation.

Oversee preventative maintenance schedules across all rental assets, including mechanical, plumbing, life safety, landscaping, elevators, and structural systems.

Support the handoff of units from construction to property management.

Ensure tenant inquiries, complaints, and service issues are resolved in a timely and professional manner.

Evaluate third-party contractor performance in collaboration with building operations teams.

Support community outreach initiatives that improve leasing success and resident experience.

People Leadership and Team Development

Provide leadership, coaching, and direction to regional property management and site teams.

Hold teams accountable for operational performance, leasing results, service standards, and financial outcomes.

Ensure staff have the tools, processes, and training required to perform effectively.

Support performance evaluations, employee development plans, recruitment, and onboarding as the portfolio grows.

Foster a culture of accountability, service excellence, continuous improvement, and strong team performance.

Marketing and Leasing Collaboration

Work closely with marketing teams to support leasing campaigns, resident engagement, branding, and portfolio positioning.

Provide insight into leasing priorities, target demographics, messaging, campaign timing, incentives, and market conditions.

Coordinate with marketing and project teams on show suites, leasing offices, and promotional initiatives.

Ensure marketing efforts align with current rental rates, leasing goals, occupancy targets, and portfolio strategy.

Financial Reporting and Systems

Oversee monthly property operating reports and actual-to-budget variance analysis.

Review market trends, competitor activity, pricing conditions, and portfolio performance.

Ensure monthly market surveys are completed and used to support pricing and leasing decisions.

Manage and support the effective use of property management systems, including Yardi Voyager, Yardi CRM, or similar platforms.

Perform other related duties as required.

Qualifications

6–10+ years of experience in residential property management, multi-family operations, leasing, or real estate asset management.

Previous leadership experience managing property management teams, regional operations, or multi-site residential portfolios.

Strong experience with residential leasing strategy, renewals, occupancy improvement, and revenue management.

Experience managing operating budgets, capital planning, expense control, forecasting, and financial reporting.

Strong understanding of residential tenancy legislation, building operations, vendor management, and regulatory compliance.

Experience working with property management software such as Yardi Voyager, Yardi CRM, MRI, or similar platforms.

Ability to lead, coach, and develop teams across property management, leasing, and building operations.

Experience working with marketing teams on lease-up campaigns, branding, resident engagement, and portfolio positioning.

Strong communication, problem-solving, organizational, and leadership skills.

Pay: $95,000.00-$105,000.00 per year
