A day in the life

Prologis is seeking a VP, Development Officer for our Toronto and Eastern Canada markets. This Officer position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design and construction of industrial / warehouse facilities (both speculative and build-to-suit) for ground-up and complex repositioned projects in those markets. In addition to leading key projects, this individual will potentially coach a team of development management professionals ensuring development portfolio delivery. Responsibilities include forecasting development activities, providing cost and schedule information for investment memos, leading the technical side of the entitlement process, design management and optimization, contractor bidding, and construction management Key success factors include: partnering with the local deployment team, enabling excellent communication with regional stakeholders, innovating and implementing development best practices, and active mentoring and management of a best-in-class development team.


The position requires a high degree of energy, enthusiasm, technical competence and professionalism. The position resides in our Toronto, ON office and interacts daily with Prologis development, deployment, operations and leasing teams. The position reports to the SVP, Regional Head of Development – East Region.


Key responsibilities include:

  • Manage and coach the local Prologis Development team across performance, staffing and growth.

  • Managing all development aspects for speculative vertical, land infrastructure and build-to-suit projects including the entitlement, design, permitting and construction processes.

  • Lead and be accountable for every facet of the development process including:

  • Partnering with the Investment Officer in evaluating land and building acquisitions.

  • Engaging and managing design professionals and consultants.

  • Developing schedule, budget and plans for projects ranging in cost from $100,000 to $500,000,000+.

  • Leading project municipal approvals process from acquisition, and entitlements through project permitting.

  • Providing conceptual and pre-construction estimating for all aspects of development.

  • Managing procurement of project permits and approvals.

  • Efficiently and effectively manage and communicate project risks to ensure land readiness.

  • Conducting bid RFPs, contractor negotiations, and award process for construction work.

  • Leading regular project team meetings and conduct onsite inspections of progress, safety & quality.

  • Ensuring proper project closeout and transition to property management team.

  • Effectively communicating prudent information regarding project status in a proactive and timely manner to team members and senior leadership throughout the company throughout the lifecycle of the project.

  • Develop and strengthen relationships with local jurisdictions, general contractors and design consultants.

  • Monitor trends in the local construction market including materials pricing, labor costs, labor availability, and trade partner relationships.

  • Ensure customer satisfaction and exceed customers’ expectations on each project.

  • Collaboration with all internal stakeholders; such as Global Development, Capital Deployment, Legal, Customer Led Development (CLD), Procurement, Leasing and Regional Property Management, Energy, Mobility, Essentials, etc.

  • Drive impact of lean construction, GC bid negotiations and design optimization against targets.

  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.

  • Lead development efforts for land and BTS pursuits by delivering accurate, prompt responses and partnering with Deployment on customer and seller presentations. Clearly communicate development tradeoffs and practical solutions that improve pursuit competitiveness and win probability.


Building blocks
for success

Required:

  • Minimum of 10 years of experience in land development and/or construction management.

  • Experience leading industrial development projects from acquisition through due diligence, entitlements, permitting, construction, and project closeout.

  • Experience with multiple industrial asset types, including speculative warehouse, manufacturing, e-commerce, 3PL, data center, or industrial outdoor storage developments.

  • Proficiency with Microsoft Excel, Word, Outlook, PowerPoint, Microsoft Project, Google Earth, Autodesk Forma, and Adobe Acrobat.

  • Excellent written, verbal, presentation, and stakeholder communication skills.

  • Demonstrated ability to lead teams, manage multiple priorities, solve complex problems, and influence cross-functional stakeholders.

  • Ability to travel approximately 35%.

Preferred:

  • Bachelor's degree in Construction Management, Architecture, Engineering, or equivalent experience.

  • Project management experience with a general contractor or owner's representative.

  • Engineering, architecture, or real estate development background supported by construction project experience.

  • Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.

Hiring Salary Range of:

$205,000 - $290,000 CAD. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
