About the Role

We are seeking an experienced and detail-oriented Licensed Condominium Manager to join our team. The successful candidate will be responsible for the day-to-day management and administration of a portfolio of condominium communities, ensuring exceptional service to condominium boards and residents while maintaining compliance with all applicable legislation and governing documents.

Key Responsibilities

  • Manage a portfolio of condominium corporations and act as the primary liaison between the Board of Directors, residents, contractors, and stakeholders.
  • Attend and facilitate board meetings, annual general meetings (AGMs), and owners' meetings.
  • Prepare meeting agendas, management reports, and follow-up action items.
  • Ensure compliance with condominium legislation, bylaws, policies, and regulations.
  • Coordinate maintenance, repairs, capital projects, and preventative maintenance programs.
  • Manage service contracts and vendor relationships, including tendering and contract negotiations.
  • Oversee operating budgets, review financial statements, and assist boards with annual budget preparation.
  • Respond promptly to owner and resident inquiries, concerns, and emergencies.
  • Conduct regular property inspections and provide recommendations for building improvements.
  • Assist with reserve fund planning and implementation of capital projects.
  • Maintain accurate records and documentation for all assigned properties.

Qualifications

  • Valid Condominium Manager License in good standing.
  • Minimum of 1–5 years of condominium or property management experience.
  • Strong knowledge of condominium legislation, governance, and best practices.
  • Excellent communication, interpersonal, and conflict-resolution skills.
  • Proven ability to manage multiple properties and priorities effectively.
  • Strong organizational skills and attention to detail.
  • Proficiency in Microsoft Office Suite and property management software.
  • Valid driver's license and reliable transportation.
  • Availability to attend evening board meetings and respond to occasional after-hours emergencies.

Salary Range: $70,000 - $100,000 annually (based on experience, portfolio size, and qualifications).
