Full job description

The Role

Black Dog Development is a real estate developer based in Oakville and an affiliate of Penalta Group. We find, plan, and deliver development projects across Southern Ontario. When we take a project forward, Penalta builds it as our construction manager. This role is with Black Dog. We're posting through Penalta because the two companies work side by side.

This role supports our Development Manager on new opportunities and active projects. It's a mix of financial analysis, market research, and day-to-day coordination. It's a good fit for someone early in their career who wants hands-on exposure to how development projects are evaluated and delivered.

What You Will Do

  • Update and run pro formas and feasibility models, including development charges and municipal fees, construction costs (with Penalta), rents, operating costs, and exit cap rates
  • Run rent studies and market research, and track land prices, development charges, and supply in target markets
  • Help evaluate new sites, including zoning, highest and best use, and due diligence reviews
  • Prepare project summaries, feasibility reports, and investment packages for leadership, partners, and lenders
  • Keep project files and data organized, and help the Development Manager with reporting, meeting prep, and follow-ups

What You NeedEducation and Experience

  • A degree or diploma in real estate, finance, business, economics, urban planning, or a related field
  • 1 to 3 years of experience in real estate, development, or finance (co-op and internship terms count)

Technical Skills

  • Strong Excel skills; experience with financial models is an asset, and we'll train you on ours
  • Knowledge of Ontario zoning and approvals is an asset

Core Competencies

  • Clear writing, strong attention to detail, and good organization
  • Able to manage competing priorities in a small, fast-moving team
  • A genuine interest in real estate development
  • Why Black DogGrowth and Development
  • Hands-on training on our pro formas and market research process
  • Exposure to every stage of development, from site evaluation to delivery

The Work

  • Work directly with our Development Manager on new opportunities and active projects
  • Work alongside Penalta on construction costs and project timelines

What Makes This Role Different

You'll learn development from the inside. At a small company, you won't be stuck on one narrow task. You'll work directly with our Development Manager across new opportunities and active projects, and with Penalta as our construction partner, you'll see how cost and constructability shape development decisions.

How to Apply

Black Dog Development appreciates every applicant's interest. While we review all applications, only candidates selected for further discussion will be contacted.

Black Dog Development is committed to providing an inclusive and accessible recruitment process. Accommodations are available throughout the recruitment process in accordance with the Accessibility for Ontarians with Disabilities Act (AODA). Applicants requiring accommodation are encouraged to contact Human Resources.
