About the Role

We are seeking a seasoned Senior Project Manager to act as the primary point of contact for our most complex contracts. You will be the vital link between Consultants, Clients, and our site teams (including sub-trades). Your mission is to ensure information flows seamlessly, schedules are maintained, and financial risks are mitigated through proactive management and exceptional contract comprehension.

Key Responsibilities

  • Project Leadership: Oversee full project lifecycles ($5M–$50M+) or manage a portfolio of simultaneous mid-sized projects.
  • Scheduling & Risk: Compile master schedules and track slippage; work closely with Site Superintendents to provide client notifications and mitigate financial impacts due to extensions.
  • Financial Management: Develop progress draw breakdowns and cash flow projections. Review monthly material/manpower costs against bid estimates to mitigate overages.
  • Procurement: Develop scopes, receive bids for unawarded items post-tender, conduct bid reviews, and issue purchase orders.
  • Contract Administration: Lead the Change Order process, including material take-offs, estimating for self-performed scopes, and negotiating revisions to the contract.
  • Communication: Chair project meetings, complete accurate minutes, and manage the RFI and Shop Drawing submission/review process.
  • Project Close-out: Direct the project team through close-out documentation, maintenance/warranty manuals, and deficiency completion.
  • Mentorship: Assist in the professional development of intermediate and junior Project Managers within the firm.

Required Skills & Qualifications

  • Experience: 10+ years of successfully managing multi-discipline projects in the ICI sector and/or large-scale residential.
  • Contract Expertise: Exceptional understanding of CCDC contracts, contract law, and order of precedence.
  • Sector Assets: Specific experience in Healthcare (Infection Control), Educational, and Government/DND contracts is highly preferred.
  • Education: Architectural or Engineering degree/diploma is considered an asset.
  • Technical Skills: Fluent in Microsoft Project, Excel, Word, and Adobe. Experience with cloud-based construction management software is required.
  • Trade Knowledge: 5+ years of on-site skilled trade experience is a significant asset.
  • Clearance: Must be eligible for (or currently hold) Government of Canada Reliability or Secret Security clearance for DND site access.
  • Mindset: Results-driven and capable of proceeding with high autonomy while providing high-level updates to Senior Management.
