Job Overview

We are seeking a dedicated and proactive caretaker couple to oversee the management and maintenance of a residential apartment building. This dynamic duo will ensure the property remains safe, well-maintained, and welcoming for residents and visitors alike. Your role will be vital in creating a positive living environment by screening potential tenants, handling day-to-day operations, providing excellent customer service, and maintaining the property's overall appearance and functionality. If you thrive in a hands-on role with a focus on community care and operational excellence, this is an exciting opportunity to make a meaningful impact.

Duties

  • Manage daily building operations, including overseeing maintenance requests and coordinating repairs to ensure the property remains in top condition
  • Look after boiler/HVAC systems, internal maintenance, outside landscaping
  • Screen and greet tenants, visitors, and contractors with professionalism and courtesy, providing exceptional customer service and addressing inquiries promptly
  • Conduct regular inspections of the property to identify maintenance needs, safety hazards, or security concerns
  • Maintain accurate records using property management software as needed, including MS Office (Word and Excel)
  • Oversee administrative tasks such as lease management, rent collection, and documentation of resident interactions
  • Ensure proper phone etiquette when communicating with residents, vendors, or service providers to foster positive relationships
  • Maintain communication with ownership group

Skills

  • Facilities/building management experience and knowledge of basic carpentry, electrical, plumbing etc.
  • Experience with property management software such as Yardi or comparable platforms
  • Office experience with administrative skills including data entry, filing, and record keeping
  • Excellent customer service skills with the ability to handle inquiries professionally and courteously
  • Experience in sales or negotiation to effectively manage lease agreements or resolve resident concerns
  • Knowledge of CMMS systems for maintenance scheduling and tracking
  • Familiarity with customer relationship management (CRM) tools to enhance resident engagement
  • Effective phone etiquette combined with clear communication skills for daily interactions
  • Previous experience in property management or building maintenance is highly desirable
