About the Role
We are seeking an experienced and detail-oriented Licensed Condominium Manager to join our team. The successful candidate will be responsible for the day-to-day management and administration of a portfolio of condominium communities, ensuring exceptional service to condominium boards and residents while maintaining compliance with all applicable legislation and governing documents.
Key Responsibilities
- Manage a portfolio of condominium corporations and act as the primary liaison between the Board of Directors, residents, contractors, and stakeholders.
- Attend and facilitate board meetings, annual general meetings (AGMs), and owners' meetings.
- Prepare meeting agendas, management reports, and follow-up action items.
- Ensure compliance with condominium legislation, bylaws, policies, and regulations.
- Coordinate maintenance, repairs, capital projects, and preventative maintenance programs.
- Manage service contracts and vendor relationships, including tendering and contract negotiations.
- Oversee operating budgets, review financial statements, and assist boards with annual budget preparation.
- Respond promptly to owner and resident inquiries, concerns, and emergencies.
- Conduct regular property inspections and provide recommendations for building improvements.
- Assist with reserve fund planning and implementation of capital projects.
- Maintain accurate records and documentation for all assigned properties.
Qualifications
- Valid Condominium Manager License in good standing.
- Minimum of 1–5 years of condominium or property management experience.
- Strong knowledge of condominium legislation, governance, and best practices.
- Excellent communication, interpersonal, and conflict-resolution skills.
- Proven ability to manage multiple properties and priorities effectively.
- Strong organizational skills and attention to detail.
- Proficiency in Microsoft Office Suite and property management software.
- Valid driver's license and reliable transportation.
- Availability to attend evening board meetings and respond to occasional after-hours emergencies.
Salary Range: $70,000 - $100,000 annually (based on experience, portfolio size, and qualifications).
