About the Role

We are seeking an experienced and detail-oriented Building Maintenance Operator to manage and maintain the intricate physical infrastructure of The Quay. This critical position balances the hands-on requirements of a premium, newly constructed residential community with the day-to-day oversight of prime ground-level commercial and retail spaces (including shoppers, fitness facilities, and grocery vendors).

The successful candidate will ensure that the entire asset is operated in a safe, efficient, and environmentally responsible manner while providing a world-class environment for our residents and tenants.

Key Responsibilities

  • HVAC & Systems Operation: Operate, monitor, and troubleshoot complex building systems, including DDC building automation, centralized heating and cooling, ventilation, domestic water, plumbing, electrical, and life safety systems to maximize energy efficiency and environmental comfort.
  • Preventative & Corrective Maintenance: Perform scheduled preventative maintenance tasks and complete unscheduled repairs throughout residential common areas, retail spaces, and empty suites. Report major issues or unusual building performance metrics directly to the Property Manager.
  • Luxury Amenity Care: Maintain and monitor mechanical and environmental systems supporting premium amenities, including the state-of-the-art gym, co-working spaces, infra-red saunas, and the rooftop pool and hot tub systems.
  • Air Quality & Sustainability: Strictly adhere to ventilation guidelines and filter replacement schedules to ensure optimal indoor air quality across the multi-tower residential complex, aligning with Pacific Reach’s high standard of property wellness.
  • Vendor & Contractor Coordination: Oversee on-site third-party contractors and service technicians. Ensure all vendors adhere to internal building policies, site specifications, and provincial safety regulations.
  • Tenant & Resident Relations: Respond promptly, professionally, and courteously to maintenance requests from both residential tenants and commercial retailers, fostering positive community relationships.
  • Property Inspections: Perform routine walkthroughs of all machine rooms, mechanical penthouses, electrical vaults, and parking facilities to identify and resolve maintenance issues before they escalate.

Qualifications & Requirements

  • Experience: 5+ years of experience in building operations and mechanical maintenance, preferably managing large-scale mixed-use, multi-residential, or luxury high-rise assets.
  • Education: Diploma or Certificate in Building Systems, HVAC, Building Environmental Systems (BES I/II), or a related technical field from a recognized Ontario college. A 4th Class Stationary Engineer or equivalent trade certificate is highly desirable.
  • Technical Knowledge: Strong working familiarity with building mechanical/electrical equipment, plumbing infrastructure, fire life safety regulations, and DDC/BAS systems.
  • Safety First: Thorough knowledge of Health & Safety legislation, including WHMIS, Lockout/Tagout, fall protection, and standard building safety protocols.
  • Tech Savvy: Proficient with computers and specialized property management or computerized maintenance management software (CMMS), as well as Microsoft Office Suite.
  • Availability: Must be flexible to work occasional overtime as operational needs arise and participate in an on-call rotation for building emergencies.
  • Core Skills: Excellent communication and customer service skills, with a track record of showing absolute ownership, accountability, and a team-oriented approach to maintaining a prestigious property.
