The Project Management Office & Facilities Services at the Regional Municipality of Wood Buffalo is where strategy meets stewardship. GENERAL DESCRIPTION:


Under general supervision, the Building Operator is responsible for the inspection, operation, and maintenance coordination of building/facility related systems. This includes, but is not limited to, boilers, HVAC and other mechanical, electrical, plumbing, and carpentry related components within various facilities/buildings. These responsibilities are completed by visual observation, using hand and power tools, and by coordinating the resources (materials/contractors/ trades) necessary to complete the task. The position exercises considerable degree of independent judgement although the work is subject to inspection.


RESPONSIBILITIES:


  • Inspect, monitor, operate, and perform minor maintenance of heating plants within the 5th class designation.
  • Keep records related to the operation of heating plants in accordance with provincial requirements and all related codes.
  • Perform administrative work including completion of work orders, updating operating conditions, and document maintenance.
  • Report any major maintenance/repair items to supervisor.
  • Troubleshoot HVAC system, plumbing and electrical problems, and carpentry/furniture deterioration.
  • Perform a variety of maintenance work in municipal buildings including, but not limited to, replacing light bulbs, adjusting doors, fixing carpet, adjusting furniture, and hanging pictures.
  • Notify of any necessary trade requirements and assist tradespersons in the repair and maintenance of specialized trade related activities.
  • Identify general maintenance, clean up, and snow removal requirements and request assistance where necessary.
  • Meet and escort contractors and other staff within municipal facilities as required.
  • Perform regular facility inspections and audits to ensure code compliance, facility sustainment, and occupant comfort.
  • Perform other related duties as required.

QUALIFICATIONS


KNOWLEDGE, SKILLS, AND ABILITIES:


  • Ability to operate various hand and power tools used to repair instruments and equipment within the building operation environment.
  • Considerable knowledge of safety programs related to building operation.
  • High degree of attention to detail and accuracy.
  • Must be able to communicate clearly and concisely, both verbally and in writing.
  • Knowledge of building maintenance systems.
  • Considerable experience with computer applications including Microsoft Office (i.e. Word, Excel) and Facility Management Software.
  • Ability to troubleshoot and inspect facilities to prevent equipment and systems failure.
  • Ability to perform preventative maintenance on facilities.
  • Must be able to field user group inquiries and complaints and offer an optimal customer service experience.
  • Ability to work independently and in a team environment with minimal supervision.
  • Ability to deal courteously and effectively with a diverse range of people, using judgement, tact, and sound decision-making skills.
  • Ability to handle multiple priorities and respond effectively and promptly in emergency situations.

EDUCATION AND EXPERIENCE:


  • High School Diploma or GED equivalent is required.
  • Fifth (5th) Class Power Engineering Certificate recognized by the Alberta Boiler Association is required.
  • Fourth (4th) Class Power Engineering Certificate recognized by the Alberta Boiler Association is an asset.
  • Five (5) years of experience in the inspection, operation, and maintenance of facilities and buildings, which includes two (2) years of experience as a Building Operator, is required.

OTHER REQUIREMENTS:


  • Submission of a Criminal Record Check.
  • Ability to acquire and maintain a RCMP enhanced reliability security clearance.
  • A valid Class five (5) Operator’s Licence is required as incumbent will be required to operate a personal or municipal vehicle for business use on a regular basis.
  • Must be willing to work outside in all conditions.
  • Immunizations are strongly recommended for work in unsanitary conditions.
  • Must be medically and physically able to perform all duties of the position on an ongoing basis.
