Job Title: Building Superintendent - PART-TIME - LIVE OUT ONLY
Location: Downtown Ottawa
Salary: $30,000
Job Type: Part-Time, Monday to Friday, 7:00 AM to 12:00 PM

Job Description:
We are seeking a dedicated and experienced Building Superintendent to oversee the maintenance and operations of our condominium building. The ideal candidate will possess strong leadership skills and a solid background in building management and maintenance. This role is essential for ensuring the safety, functionality, and aesthetic appeal of our buildings while managing a team of maintenance staff.

The successful candidate must also demonstrate strong communication skills, a proactive attitude, and the ability to work independently.

Key Responsibilities

  • Perform daily cleaning of common areas, including:
  • Vacuuming lobbies, hallways, entrance mats, and corridors
  • Sweeping and mopping hard surface floors
  • Cleaning elevators, vestibules, stairwells, and other shared spaces
  • Dusting furniture, ledges, railings, and common area fixtures
  • Cleaning glass doors, mirrors, and interior windows as required
  • Remove garbage, recycling, and organic waste from common areas and ensure waste rooms remain clean and organized.
  • Monitor and replenish janitorial supplies, washroom supplies, and cleaning products as required.
  • Perform routine inspections and preventative maintenance throughout the building.
  • Complete light maintenance tasks, including replacing light bulbs, touch-up painting, minor plumbing repairs, basic carpentry, and other general handyman duties.
  • Respond promptly to resident service requests and emergency situations, including water leaks, power outages, equipment failures, and other maintenance-related issues.
  • Daily removal of garbage and recycling from common areas
  • Perform routine inspections and light maintenance (e.g., light bulbs, touch-up painting, basic plumbing)
  • Respond to service requests, including emergency issues (e.g., water leaks, power issues)
  • Escort contractors and vendors and provide access to service areas
  • Maintain cleanliness of common areas including lobbies, hallways, elevators, and mechanical rooms
  • Report safety hazards or major repairs to property management
  • Maintain logs and records of completed work and inspections
  • Coordinate with janitorial and security teams as needed
  • Ensure all building systems and equipment are monitored and functioning properly
  • Foster positive relationships with residents and address concerns professionally

Qualifications:

  • Prior experience in a similar role is an asset
  • Strong communication and interpersonal skills
  • Ability to work independently and troubleshoot common maintenance issues
  • Physically able to lift, move, and perform hands-on tasks
  • Basic knowledge of building systems (HVAC, plumbing, electrical) preferred
  • Ability to handle emergency situations calmly and efficiently

Pay: From $30,000.00 per year
