Property Maintenance Technician

About Lawn 'N' Order Custom Landscapes

We're a Winnipeg-based landscaping firm with two sides to the business. Our design-build crews take outdoor spaces from concept to finished build high-end patios, retaining walls, drainage, full backyard transformations. Our Property Maintenance crews are the ones who keep properties looking sharp every week of the year, from the first spring cleanup to the last snow event in March. We invest heavily in the people who make it happen, and we're not looking to fill a seat for the season. We're looking for someone who wants to build a career here.

The Opportunity

This is a Property Maintenance Technician role on our maintenance crews. You'll run a route of residential and commercial properties mowing, trimming, cleanups, turf care, garden beds and you'll be back on those same properties week after week, so the standard you set is the standard the client sees. In winter, the crew shifts to snow operations and you stay working. If you take pride in a clean, finished property and you want to grow into the people who run our routes, this is the seat.

  • $18–$20 / hr to start, more for experienced equipment operators and licensed applicators (90-day & seasonal reviews)
  • 40–50 hrs/week, May–October; near-full-time in April and November, weather permitting
  • Opportunity Year-round position. Winter hours are reduced and built around snow call-ins, shop work, and equipment maintenance, you stay employed through the off-season
  • Overtime after 50 hrs/week on landscaping work April 15 – November 30 (MB landscape standard); 8 hrs/day and 40 hrs/week on snow removal and all work December 1 – April 14
  • Typical in-season day starts between 6:30 and 8:00 a.m., Monday–Saturday scheduling; snow events can mean early, late, overnight, or weekend shifts

What You'll Do

  • Weekly maintenance — mow, trim, edge, bag and haul clippings, blow off every hardscape surface, and leave the property cleaner than you found it
  • Spring cleanups — leaves, sticks, and winter debris off lawns, beds, and hardscapes; de-thatching, perennial cutback, bed weeding, boulevards and curbs
  • Fall cleanups — leaf and debris removal, perennial cutback, haul-away, hardscape blow-off
  • Aeration — core aeration on compacted and high-traffic turf
  • Fertilizer & weed control — applying company-approved products in accordance with our training and Manitoba pesticide regulations
  • Garden bed care — bed work on properties where the client has requested it
  • Snow removal — hand-shovelling and mechanized clearing on winter call-ins, executed to each property’s specific instructions
  • Equipment care — daily pre-shift inspections, logging issues, and cleaning, fuelling, and storing equipment properly at the end of every shift
  • Documentation — before/after photos and service notes in the LMN mobile app. If it isn’t tracked, it isn’t complete.

What You Bring

  • Experience that shows. At least one full season in lawn maintenance, grounds keeping, landscaping, or comparable hands-on outdoor work. You’re comfortable running mowers, trimmers, edgers, and blowers.
  • Speed with standards. Route work rewards people who move efficiently without cutting corners. You can keep pace and still hit the finish standard.
  • Pride in the finished product. You care whether the lines are clean, the edges are crisp, and there isn’t a single clipping left on the walk.
  • Reliability. On time, in proper PPE, phone away, ready to work in all weather and you answer the phone when the snow call comes.
  • Physically capable. Able to lift 50 lbs repeatedly throughout the day.
  • Manitoba Class 5 driver’s licence.
  • Professional on client property. Many of our clients are home while we’re working. Safety-first mindset and real respect for teammates and clients is non-negotiable.

What sets you apart (assets, not deal-breakers): a Manitoba pesticide applicator licence, equipment-operation experience (skid-steer, plow truck, aerator), First Aid/CPR, landscape or horticulture coursework, or any trade tickets.
