JOB DESCRIPTION: Commercial Building Caretaker

The Commercial Building Caretaker will be working within the Property Management Team to take care of one commercial property in Surrey. The ideal candidate will have at least two years of experience in a multitude of skills in property management/maintenance work with the ability to hands-on and self motivated. This is a primarily outdoor, physical role. The successful candidate will take pride in maintaining the property's appearance through landscaping, groundskeeping, cleaning, inspections, and general maintenance. While there are some administrative responsibilities and tenant interaction, the majority of the role is focused on keeping the property safe, clean, and looking its best every day.

KEY RESPONSIBILITIES

Building & Grounds Maintenance (Primary Responsibilities)

  • Supervise the daily operations of the commercial building in Surrey to ensure smooth functioning and efficiency in compliance with local regulations by conducting regular property inspections and proactively identifying issues;
  • Maintaining the overall appearance and cleanliness of the property including, but not limited to, picking up debris throughout the property, manage waste and recycling areas, cleaning common areas;
  • Perform landscaping duties including mowing, trimming, edging, pruning, weeding, leaf removal, and seasonal grounds maintenance;
  • Perform pressure washing and seasonsal exterior cleaning as needed;
  • Perform minor repairs including lighting, plumbing, painting, drywall, and other maintenance tasks;
  • Conduct regular inspections of building systems and equipment to ensure proper functioning and address any issues promptly.

Tenant & Building Operations

  • Manage requests from tenants, contractors, leasing and management, ensuring prompt response;
  • Coordinate between tenants, contractors and consultants to ensure timely completion of tasks and projects related to the building’s maintenance and operations;
  • Serve as a primary point of contact for emergencies outside of regular business hours, providing timely assistance or coordinating necessary actions;
  • Maintain and monitor building systems for operating and maintaining the building.

Administrative Responsibilities

  • Monitor, track and approve expenses related to building maintenance, repairs and operational costs;
  • Utilise Yardi Breeze to maintain maintenance request documentation;
  • Maintain accurate records, reports and building operating manuals;

REQUIREMENTS

  • High School Diploma or equivalent required;
  • A minimum of 2 years experience in building, property management, or landscaping;
  • Proficiency with Microsoft Office Applications is required;
  • Experience with Yardi Breeze or similar property management software solution is an asset;
  • Experience with Slack and/or Cloud File Servers is an asset;
  • Proficient written and verbal English communication skills, including professional email & phone etiquette, are required;
  • Exceptional organizational skill with a keen eye for detail and accuracy;
  • Ability to multitask effectively and possess strong problem-solving skills;
  • Trustworthy and a high level of integrity and respect for confidential information;
  • Experience operating landscaping tools or similar tools is an asset.

With Mondivan, you will have further compensation to supplement your regular income including performance bonus, health benefits and professional development support.

Pay: $55,000.00-$65,000.00 per year
