Position Summary

Terco Construction is seeking an experienced Site Supervisor to manage day-to-day site operations for commercial ICI construction projects, with a focus on tenant fit-outs, restaurants/hospitality, entertainment venues, retail spaces, and interior renovation projects in the $2M–$10M construction value range.

The Site Supervisor will be responsible for coordinating subtrades, maintaining the construction schedule, enforcing site safety, reviewing drawings, managing deficiencies, and ensuring the work is completed to the required quality standards. The ideal candidate will have strong experience working in occupied or operating commercial environments, coordinating multiple trades, and managing fast-paced interior construction projects.

Key Responsibilities

  • Manage daily on-site construction activities from mobilization through substantial completion.
  • Coordinate and supervise all subtrades, suppliers, vendors, inspectors, and site personnel.
  • Review architectural, structural, mechanical, electrical, and shop drawings to understand project requirements and identify coordination issues.
  • Maintain the project schedule and coordinate daily/weekly work sequencing with the Project Manager.
  • Lead site coordination meetings and communicate priorities, constraints, and upcoming work to trades.
  • Coordinate various trades, including demolition, slab trenching, concrete reinstatement, steel stud framing, drywall, ceilings, flooring, millwork, doors/hardware, painting, mechanical, electrical, sprinkler, and fire protection.
  • Ensure all work is performed in accordance with the drawings, specifications, applicable codes, and project quality standards.
  • Coordinate layout, site measurements, field verification, and resolution of site conditions.
  • Identify conflicts, errors, omissions, and constructability issues and communicate them promptly to the Project Manager.
  • Assist with RFIs, change order tracking, site instructions, and documentation of extra work.
  • Monitor site manpower, productivity, deliveries, material storage, and trade performance.
  • Enforce site safety requirements and maintain a clean, organized, and professional jobsite.
  • Conduct daily site inspections and maintain daily site reports, progress photos, and deficiency logs.
  • Coordinate inspections with authorities, consultants, landlord representatives, and testing agencies.
  • Assist with project closeout, including deficiency completion, as-built coordination, O&M manuals, inspections, training, and turnover.

Required Experience

  • Minimum 5 years of site supervision experience in ICI/commercial construction.
  • Experience supervising commercial projects in the $2M–$10M range.
  • Strong background in interior fit-outs, renovations, restaurants, hospitality, retail, entertainment, recreation, or similar commercial projects.
  • Experience coordinating multi-trade projects involving drywall, ceilings, finishes, millwork, mechanical, electrical, plumbing, fire protection, and specialty vendors.
  • Experience working in occupied buildings, shopping centres, retail plazas, or landlord-controlled environments is an asset.
  • Experience with kitchen/bar fit-outs, food-service equipment coordination, or entertainment venue construction is an asset.
  • Experience coordinating slab trenching, under-slab services, concrete reinstatement, and rough-in sequencing is an asset.

Required Skills

  • Strong ability to read and interpret architectural, structural, mechanical, electrical, and fire protection drawings.
  • Strong trade coordination and scheduling skills.
  • Ability to identify drawing conflicts and site issues before they affect schedule or cost.
  • Strong communication skills with subtrades, consultants, project managers, owners, and landlord representatives.
  • Strong understanding of construction sequencing for tenant fit-outs.
  • Ability to maintain quality control across multiple trades.
  • Strong knowledge of site safety requirements and safe work practices.
  • Ability to manage pressure, deadlines, and fast-paced commercial construction environments.
  • Strong documentation skills, including daily reports, photos, deficiency lists, and site records.
  • Ability to use basic construction technology such as email, smartphones/tablets, construction management software, PDF drawings, and photo documentation.

Preferred Qualifications

  • Valid driver’s licence and reliable transportation.
  • Current WHMIS, Working at Heights, and First Aid training.
  • Strong understanding of Ontario Building Code requirements as they relate to commercial interiors.
  • Experience with Procore, Knowify, Bluebeam, or similar construction software is an

Compensation

Compensation will be based on experience, project background, and qualifications.

Pay: $90,000.00-$120,000.00 per year
