As our portfolio continues to grow, we are seeking an experienced Floater Building Manager to join our Operations team.

This is an ideal opportunity for an adaptable property management professional who enjoys variety, solving problems, and supporting multiple residential communities while working alongside an experienced leadership team.

About the Role

Unlike a traditional Building Manager assigned to a single property, the Floater Building Manager provides operational support across a portfolio of residential communities totaling up to approximately 300 residential units.

The successful candidate will assist with vacation coverage, staffing transitions, lease-up support, new property takeovers, operational projects, and helping stabilize properties when additional leadership is required.

Every week is different, making this role perfect for someone who enjoys variety, independence, and making an immediate impact.

What You'll DoProperty Operations

  • Oversee the daily operations of assigned residential communities.
  • Conduct regular property, common area, and suite inspections.
  • Coordinate maintenance requests, preventative maintenance, contractors, and repairs.
  • Monitor curb appeal, cleanliness, and overall building presentation.
  • Ensure company standards and health and safety requirements are consistently met.
  • Support renovation and capital improvement projects.

Resident Relations

  • Deliver exceptional customer service to residents.
  • Respond promptly to resident inquiries and concerns.
  • Complete move-in, move-out, and routine suite inspections.
  • Resolve tenancy issues professionally and in accordance with Alberta legislation.
  • Foster positive resident relationships that improve retention.

Leasing & Occupancy

  • Show available suites and conduct leasing appointments.
  • Advertise vacancies using company marketing platforms.
  • Screen applications and assist with approvals.
  • Prepare leases and coordinate move-ins.
  • Manage renewals and rent increases.
  • Conduct market surveys and recommend rental strategies to maximize occupancy.

Administration

  • Maintain accurate records using Yardi Voyager.
  • Complete inspections, reports, work orders, and documentation.
  • Assist with budgeting, invoice approvals, and operational reporting.
  • Communicate regularly with Regional Management regarding property performance.

Special Projects

As a Floater Building Manager, you'll also support:

  • Vacation and leave coverage
  • New management transitions
  • New property acquisitions
  • Lease-up support
  • Operational improvement initiatives
  • Cross-training with multiple Building Managers throughout the portfolio

What We're Looking For

  • Minimum 2 years of residential property management experience.
  • Strong knowledge of apartment operations and leasing.
  • Excellent customer service and conflict resolution skills.
  • Highly organized with exceptional time management.
  • Comfortable working independently across multiple locations.
  • Experience with Yardi Voyager (preferred).
  • Proficiency with Microsoft Office.
  • Valid Alberta Class 5 driver's licence and reliable vehicle.
  • Positive attitude with strong problem-solving skills.

Physical Requirements

This role requires walking residential properties, climbing stairs, completing inspections, occasional lifting of up to 25 lbs (11 kg), and working outdoors throughout the year.

Schedule

Monday to Friday with the exception of month-end duties for move in and move out activities.

Most after-hours emergencies are coordinated remotely by dispatching maintenance staff or contractors, although occasional attendance at a property may be required.
