Join Our Team as a Licensed Property Manager in Edmonton!

AspirePeak Properties Ltd. is a licensed and rapidly growing property management brokerage serving Edmonton, Leduc, and Spruce Grove. Due to high demand, we are currently at capacity and actively seeking 1 part-time Licensed Property Managers to join our team. This is a genuine growth opportunity, this role is designed to have the opportunity to transition to full-time within 6 months for the right candidates.

We specialize in treating every property as if it were our own, combining exceptional communication, advanced technology, and unmatched hospitality services.

We are looking for a professional who is serious about property management as a long-term career (we are not looking for someone with split focus in other real estate positions), takes pride in delivering a high standard of service, and wants to grow within a structured brokerage environment. The right candidate is highly responsive, confident using advanced systems and digital tools, and committed to doing the right thing for clients, tenants, and the brokerage.

This role offers a commission-based pay structure, where your earnings are tied to your performance. The more successful long term tenants you place and the more properties you manage, the higher your earning potential. This position already holds a small portfolio of 26 fully rented units, which will allow room to bring on new clients and grow the portfolio. This is a fantastic opportunity for someone who thrives in a results-driven environment and is motivated by growth.

Education and Licensing Requirements

  • MUST have a valid RECA License in Property Management.
  • A valid driver’s license and access to a reliable vehicle.

Key Responsibilities

As a Licensed Property Manager, you will oversee all aspects of leasing and property management, including but not limited to:

  • Meet with prospective landlords to provide rental evaluations and explain AspirePeak Properties’ services.
  • Convert office-generated leads into long-term management clients by signing prospective landlords onto their appropriate management agreement.
  • Create compelling advertising descriptions for available properties.
  • Create social media stories to help entice prospective clients to book a showing
  • Respond to landlord and tenant inquiries with urgency, clarity, and professionalism
  • Pre-qualify prospective tenants and guide them through the application process.
  • Conduct property showings with potential tenants.
  • Review tenant applications (including credit, background checks, document verification and landlord reference checks)
  • Draft and sign lease agreements with tenants.
  • Maintain accurate records, notes, and communication in Rent Manager and related systems
  • Conduct property inspections, including move-in, move-out, and midterm inspections, with detailed documentation and photos.
  • Perform routine common area property inspections to ensure proper maintenance and identify potential issues. This includes documenting your visits in Rent Manager's app.
  • Attend new build possession walkthroughs, warranty inspections and coordinate trade day access for different builders
  • Coordinate access to Tenant, Landlord and Maintenance Portals
  • Support the maintenance team on any outstanding maintenance tickets or quoting required for projects.
  • Communicate via email, phone and text with property owners and tenants to address concerns, provide updates, and maintain strong relationships.
  • Collect outstanding or late rent which may include following up with the tenant, sending an eviction notice, making a payment plan and/or following through with an RTDRS court scheduling and lockout.

Skills and Qualifications

  • Minimum 1 years of experience in Condominium Management or Rental Management in Alberta.
  • At least 1 year of sales experience and public speaking/presentation skills.
  • Intermediate knowledge of the Residential Tenancy Act of Alberta and other applicable legislation.
  • Familiar with New Home Home Warranty Program
  • Familiar with Real Estate Investing (whether personally or through real estate investing networks like Keyspire, REIN, Wealth Genius, Real Power Ladies etc.)
  • Advanced technology and computer skills, including experience with VOIP, remote desktop, phone apps, Outlook Quick Parts, and calendar management.
  • Previous experience with Rent Manager property management software is preferred.
  • Exceptional organizational, negotiation, and problem-solving skills.
  • Availability to work flexible hours, including some evenings and weekends.
  • Ability to travel to rental properties and adapt to the fast-paced nature of property management.
