Resident Manager(s) – Large Multi-Family Residential Property

Towers Realty Group is seeking motivated and customer-focused Resident Manager(s) to join our team at one of our large multi-family residential communities in Winnipeg.

This opportunity is ideal for an individual or couple with previous caretaker, building maintenance, or property management experience who enjoys working with people, maintaining high property standards, and taking pride in their community. Because these are larger residential properties, we are looking for candidates who are mechanically inclined and comfortable handling basic building maintenance and troubleshooting tasks.

What You'll Do

As a Resident Manager, you will play a key role in ensuring residents have a positive living experience while maintaining the property's appearance, safety, and operations.

Key Responsibilities

  • Respond to tenant inquiries, concerns, and maintenance requests in a professional and timely manner
  • Show suites to prospective residents and coordinate move-ins and move-outs
  • Perform minor repairs and turnover maintenance between tenancies
  • Identify maintenance issues, submit work orders, and coordinate with contractors and trades
  • Assist with building operations, preventative maintenance, and general upkeep
  • Maintain the cleanliness and appearance of common areas, grounds, and exterior spaces
  • Conduct regular inspections of the building, property, and amenities
  • Monitor building systems and report deficiencies requiring attention
  • Assist during building emergencies, including water leaks, fire alarms, and power outages
  • Maintain regular communication with the Property Manager regarding resident concerns, building conditions, and repair needs
  • Complete required inspections, logs, and maintenance documentation
  • Perform other related duties as assigned

What We're Looking For

Qualifications

  • Previous experience as a Resident Manager, Caretaker, Assistant Caretaker, Building Operator, or in a related role
  • Knowledge of building maintenance practices and basic mechanical systems
  • Mechanically inclined with the ability to troubleshoot and complete minor repairs
  • Strong organizational and problem-solving skills
  • Excellent customer service and resident relations skills
  • Ability to handle challenging situations professionally and diplomatically
  • Strong verbal and written communication skills
  • Self-motivated, dependable, and able to work independently
  • Ability to work flexible or extended hours when required to address building needs

Assets

  • Experience working in larger multi-family residential buildings
  • Valid Manitoba driver's license and access to a reliable vehicle
  • Building maintenance, trades, or facilities experience
