Position Overview

The Leasing Manager is responsible for leading the leasing function across a portfolio of residential properties, developing and executing leasing strategies, and managing a team of leasing professionals. This role plays a key part in maximizing occupancy, driving revenue, and ensuring an exceptional experience for prospective and current residents.

Working closely with Property Management and Operations leadership, the Leasing Manager will oversee leasing performance, monitor market trends, implement marketing initiatives, and continuously improve leasing processes and standards.

Key ResponsibilitiesLeadership & Team Management

  • Lead, mentor, coach, and develop the leasing team to achieve occupancy and leasing targets.
  • Conduct regular performance reviews, provide ongoing coaching, and support professional development.
  • Foster a collaborative, customer-focused, and results-driven team culture.
  • Recruit, onboard, and train new leasing team members as required.

Leasing Operations

  • Develop and execute leasing strategies to maximize occupancy and minimize vacancy across the portfolio.
  • Oversee lead management, prospect follow-up, application approvals, and lease execution.
  • Ensure leasing inquiries are responded to promptly and professionally.
  • Monitor leasing activity and conversion metrics while implementing improvements to enhance performance.

Resident Experience

  • Promote an exceptional customer experience throughout the leasing journey.
  • Support leasing staff with resident concerns and escalated inquiries.
  • Ensure a seamless move-in and renewal experience for residents.

Market Analysis & Revenue Optimization

  • Monitor local market conditions, competitor pricing, incentives, and occupancy trends.
  • Recommend pricing strategies and promotional campaigns to remain competitive.
  • Collaborate with senior leadership on revenue optimization initiatives.

Marketing & Business Development

  • Oversee digital marketing initiatives, online listings, social media campaigns, and referral programs.
  • Partner with internal teams and external vendors to increase property visibility and generate qualified leads.
  • Evaluate marketing performance and recommend improvements.

Reporting & Performance Management

  • Prepare weekly and monthly leasing performance reports, occupancy reports, and pipeline updates.
  • Analyze key performance indicators and identify opportunities for continuous improvement.
  • Present leasing updates and recommendations to senior leadership.

Process Improvement & Compliance

  • Develop, implement, and maintain leasing policies, procedures, and best practices.
  • Ensure compliance with applicable legislation, including the Ontario Residential Tenancies Act and Human Rights Code.
  • Maintain accurate leasing documentation and records using property management systems.

Qualifications

  • Minimum 5 years of residential leasing experience, including 2+ years in a leadership or management role.
  • Proven success leading leasing teams and achieving occupancy goals.
  • Strong knowledge of residential leasing practices and customer service excellence.
  • Experience with property management software such as Yardi, RentCafe, or similar platforms.
  • Excellent leadership, coaching, communication, and interpersonal skills.
  • Strong analytical and reporting abilities with proficiency in Microsoft Office.
  • Highly organized with exceptional attention to detail and the ability to manage multiple priorities.
  • Knowledge of the Ontario Residential Tenancies Act and residential leasing regulations.
  • Valid driver's licence and ability to travel between properties as required.
