ABOUT ORCA

ORCA design and manufactures high-quality, steel-framed modular homes from our production facility in Black Creek, BC.

ORCA have grown rapidly and are now delivering projects throughout Vancouver Island, the Gulf Islands and other areas of British Columbia.

ORCA are seeking an organized and proactive Project Delivery Manager to coordinate multiple projects from the pre-construction stage, through delivery, site completion and final handover.

THE ROLE

Project Delivery Manager will be the central coordination point between ORCA, our clients, client-appointed contractors, consultants, transportation providers, crane operators and ORCA’s internal production and deficiency teams.

This is not a conventional site superintendent or general contractor position. Before delivery, the client is predominantly responsible for obtaining the building permit and appointing contractors to complete the foundation, utilities and other site work.

Your role will be to support that process, monitor readiness and help identify potential issues before they affect delivery. You will not directly manage the client’s contractors, but you will ensure that requirements, responsibilities, drawings, dates and interfaces are clearly understood.

As delivery approaches, you will take a more direct role in coordinating ORCA’s logistics and installation scope. Following delivery, you will monitor the remaining site work and coordinate ORCA’s deficiency and completion activities through to an efficient final handover.

Several projects will be active at different stages at any one time.

KEY RESPONSIBILITIES

Pre-construction coordination:

  • Establish and maintain a clear delivery programme for each assigned project
  • Support clients in understanding ORCA’s site-readiness and pre-delivery requirements
  • Monitor progress of building permits, foundations, utilities, access preparation and other client-managed work
  • Coordinate information between ORCA, clients, consultants and client-appointed contractors
  • Review site-readiness information and escalate potential conflicts, omissions or delays
  • Help ensure foundations, service locations, access routes and site conditions align with ORCA’s requirements
  • Maintain clear records of responsibilities, decisions, approvals and outstanding actions
  • Conduct site visits at appropriate project milestones

Delivery and installation:

  • Develop and manage the delivery and installation plan
  • Coordinate transportation, pilot vehicles, ferries, barges, cranes and other specialist logistics where required
  • Confirm site access, crane positioning, lifting arrangements and delivery readiness
  • Coordinate ORCA’s internal production and site teams around the agreed delivery date
  • Communicate delivery requirements and sequencing clearly to all parties
  • Respond calmly and practically to changing site or logistical conditions

Completion and handover:

  • Monitor completion of client-managed utility connections and other post-delivery work
  • Coordinate ORCA’s deficiency inspections and completion activities
  • Maintain clear deficiency lists, responsibilities and target dates
  • Drive deficiencies through to prompt and satisfactory closure
  • Keep clients informed throughout the completion process
  • Assemble handover information and close out each project in an organized manner
  • Conduct a post-project review and capture lessons for future projects

ABOUT YOU

You are highly organized, practical and comfortable coordinating multiple people and moving parts. You communicate clearly, follow through on commitments and identify potential problems before they become expensive ones.

You can build productive relationships with homeowners, contractors, consultants and internal teams while maintaining clear boundaries around contractual responsibilities.

You are equally comfortable working from an office, reviewing drawings and schedules, visiting construction sites and coordinating a complex modular delivery.

QUALIFICATIONS AND EXPERIENCE

  • Three or more years of experience in construction project coordination, project management, site coordination or a related role
  • Experience with residential construction, modular construction, prefabrication, civil works or site servicing is strongly preferred
  • Working knowledge of foundations, utility connections, site access and construction sequencing
  • Ability to interpret architectural, structural and civil drawings
  • Strong planning, documentation and follow-up skills
  • Confident and professional client communication
  • Ability to manage several live projects with different priorities and deadlines
  • Comfortable using digital project-management and document-control systems
  • Valid driver’s licence and ability to travel throughout Vancouver Island and the Gulf Islands
  • Construction-related diploma, degree or professional designation is an asset but not essential
