Pay Range: CA$95,000 – CA$120,000/year + performance bonus + RRSP match + extended health
Location: Metro Vancouver (Hybrid – Office + Site Visits in BC & Alberta)
Employment Type: Full-Time, Permanent

Position: Senior Portfolio Property Manager (Licensed – In-House)

We are a rapidly growing real estate investment firm with a multi-family portfolio across British Columbia and Alberta. We are building a professional in-house property management division to deliver operational excellence and strong returns for our tenants (community members) and investors. Beyond financial performance, we are dedicated to creating vibrant, well-maintained communities where people can rent, live, and truly feel at home. Our mission is to combine strategic investment with community-focused property management, ensuring lasting value for both our residents and partners.

Key Responsibilities

  • Lead daily operations for multiple residential buildings
  • Supervise on-site managers and caretakers (Community Leaders and their Assistants)
  • Oversee leasing, inspections, maintenance, renovations, and turnovers via YARDI
  • Handle escalated tenant issues and ensure legal compliance (RTB, tenancy laws)
  • Manage vendor relationships and monitor service standards
  • Track portfolio KPIs and report performance to ownership
  • Ensure compliance with lender requirements
  • Oversee budgeting and control costs to keep projects within budget

Requirements

  • BC Property Management License (REQUIRED)
  • Yardi Breeze or Voyager proficiency (REQUIRED)
  • 3–5+ years residential property management experience (REQUIRED)
  • Experience with large-scale operators/REITs (CAPREIT, QuadReal, etc.) (Strong Asset)
  • Strong leadership, communication, and problem-solving skills
  • Ability to travel for site visits
