Part-Time Superintendent – Residential Condominium Community (Kingston, ON)

Position Type: Permanent Part-Time
Location: Kingston, Ontario
Compensation: $25.00 per hour

We are seeking a reliable, professional, and hands-on Superintendent to support the day-to-day operation of a well-maintained residential condominium community in Kingston. This permanent part-time position is ideal for an individual who takes pride in maintaining a clean, safe, and welcoming environment and enjoys working independently while providing excellent service to residents.

Position Summary

The Superintendent is responsible for the ongoing care, cleanliness, maintenance, and general operation of the condominium property. Working closely with the Condominium Manager, the successful candidate will help ensure the property is maintained to a high standard while responding to the needs of residents, contractors, and visitors.

Key Responsibilities

  • Clean and maintain common areas, including hallways, stairwells, entrances, laundry rooms, amenity spaces, storage areas, and other shared facilities.
  • Perform daily garbage and recycling duties, including monitoring, organizing, cleaning, and maintaining waste collection areas.
  • Conduct routine inspections of the building interior and exterior and report maintenance deficiencies, safety concerns, or operational issues.
  • Perform minor maintenance repairs, painting touch-ups, preventative maintenance tasks, and general upkeep duties.
  • Monitor building systems and equipment and report issues requiring contractor or trade involvement.
  • Coordinate contractor access and monitor attendance and completion of contracted work.
  • Perform limited grounds maintenance, including lawn mowing using a zero-turn mower, weed trimming, litter removal, and maintaining the overall appearance of the property.
  • Monitor lighting, doors, common area equipment, and other building components to ensure proper operation.
  • Assist with resident requests, move-ins, move-outs, and contractor access arrangements.
  • Maintain accurate records relating to inspections, maintenance activities, and operational concerns.
  • Respond to emergencies and after-hours calls as reasonably required.
  • Promote a safe, clean, and welcoming environment for residents, visitors, and contractors.
  • Provide professional and courteous customer service at all times.
  • Support the Condominium Manager with the daily operation and maintenance of the property.

Qualifications

  • Previous experience in building maintenance, property management, facilities maintenance, custodial services, or a similar role is preferred.
  • Basic knowledge of building maintenance and repair procedures.
  • Ability to perform physical work, including lifting, bending, climbing stairs, and outdoor work in varying weather conditions.
  • Experience operating lawn maintenance equipment, including a zero-turn mower, is considered an asset.
  • Strong organizational and communication skills.
  • Ability to work independently with minimal supervision.
  • Reliable, dependable, and responsive to operational needs and emergencies.

Schedule

  • Approximately 4–6 hours per day, Monday to Friday.
  • Approximately 2–3 hours per day on alternating weekends.
  • Reasonable availability for emergency response and contractor coordination outside regular working hours as required.

Compensation & Benefits

  • $25.00 per hour.
  • Permanent part-time employment.
