POSITION SUMMARY:

Slemon Park Corporation (SPC) is an economic development organization with a mandate to create prosperity and sustainable quality jobs in Prince Edward Island by leveraging the assets

of Slemon Park and facilitating strategic private and public sector economic development

investments in aerospace, training, and commercial and residential development. The Vice President, Property Management is responsible for the maintenance and capital improvements of the building, utility, and infrastructure assets at Slemon Park. The assets include 40 commercial/industrial/utility buildings; 265 residential homes; water and wastewater utility; hotel; food and beverage; retail store and airport operations; and approximately 1,350 acres of land. The Vice President, Property Management also works with the President and other senior staff on strategic initiatives to enhance the prosperity and job creation potential of Slemon Park.

PRINCIPAL RESPONSIBILITIES AND ACCOUNTABILITY:

- Manage Property Management operations of SPC, including building maintenance, roads and grounds, water and wastewater utility and Hangar 8 heating plant staff and functions.

- Supervise, train, coach and develop Property Management staff, including fostering a team approach to delivering services and solving problems.

- Respond to tenant needs and concerns as they develop related to building, roads and grounds and utility service requirements.

- Lead asset management programs for the long-term care and maintenance of buildings, equipment, and infrastructure assets to ensure they are maintained at the highest level and improved as required.

- Prepare annual budgets; monitor and control operating income, expenses, and capital expenditures.

- Prepare accurate cost estimates and budgets on a timely manner for potential capital improvement and maintenance projects.

- Manage capital projects with third party contractors including design, tendering, contract preparation, project management, cost control and payment processing.

- Manage capital projects involving SPC staff resources by coordinating staff and internal materials requirements as well as design, project management, cost control and payment processing.

- Oversee residential homes operation including staffing, leasing, maintenance, and tenant relations.

- Assist commercial leasing operations in touring facilities with prospective tenants and identifying detailed space fit-up and other requirements.

- Develop strong relations with tenants, contractors, vendors, and trades professionals.

- Identify strategic and sustainable infrastructure investment requirements to meet the needs of aerospace, training and other customers and assist in negotiating federal/provincial government funding for the investments.

- Assist with other strategic initiatives of the organization including energy initiatives such as solar, microgrid and battery technologies and leverage these technologies to build Slemon Park as a model of a sustainable commercial and residential community.

- Participate in the Executive Committee and at Board of Directors meetings.

- Other duties as required.

SUPERVISORY RESPONSIBILITY:

This position has approximately 40 direct and indirect reports in Property Management and Residential operations.

POSITION SPECIFICATIONS:

- University degree in Engineering, Architecture, Construction Management, or a related discipline.

- Professional Engineer (P.Eng.) designation or eligibility for registration with Engineers PEI would be considered an asset but is not required.

- 5+ years of progressively responsible experience managing facilities, infrastructure, utilities, construction projects, or large property portfolios.

- Demonstrated experience leading multidisciplinary teams and managing organizational budgets.

- Strong knowledge of capital planning, asset management, preventative maintenance, procurement and contract administration.

- Experience managing municipal or private utility systems (water, wastewater, stormwater or district energy) would be considered an asset.

- Experience with commercial leasing, residential housing operations or real estate management would be considered an asset.

- Familiarity with property maintenance and management issues. Excellent interpersonal, communication, supervisory, problem solving and organizational skills

Pay: $96,445.00-$116,457.00 per year
