Resident Caretaker - Capital Park Residences

About this Opportunity: Completed in 2021 and located in the picturesque James Bay neighborhood of Victoria, B.C., Capital Park is a boutique collection of residences comprised of two concrete and steel condo buildings with 106 residences and seven townhomes. We offer an exciting opportunity to work as a Resident Caretaker. This position would be ideal for an experienced, self-motivated individual who can work with minimal supervision.

Job Summary: Reporting to the Capital Park Strata Council and working closely with both the Council and the Property Manager, the Resident Caretaker keeps our community running smoothly by maintaining our common spaces to a high standard, ensuring building systems run reliably, troubleshooting maintenance issues, working closely with contractors and supporting our residents in a welcoming environment.

This is a permanent, full-time, hands-on role as a live-in strata employee and requires residency in an on-site, one bedroom suite in order to be able to appropriately respond to any safety-related incidents that may occur after normal working hours.

Job Requirements: The Resident Caretaker coordinates with the Property Manager and the Strata Council in the performance of their daily duties, which include but are not limited to the following:

Janitorial (70%): Performs general janitorial, maintenance and daily inspections of all common and mechanical areas, including building exteriors, the parkade, garbage and storage rooms, resident lounge and fitness gym with adjacent washrooms ensuring all are maintained to a high standard.

Other duties (30%):

· Performs daily monitoring of mechanical equipment, electrical and video security systems, elevators, fire panels, water heaters and storage rooms.

· Performs minor painting or repairs to common areas as needed.

· Coordinates and oversees contractors through collaboration with the Property Manager to support scheduled building maintenance and repair work.

· Responds during and after normal working hours for building issues such as flood, elevator or garage door malfunction, etc.

· Prepares written monthly Caretaker Reports and detailed incident or damage reports for submission to the Property Manager and Council.

· Schedules and supervises resident move-ins and outs and conducts pre- and post-move inspections.

· Maintains security fob system and issues fobs as needed; assigns and logs common area keys issued and maintains secure key locker.

Specialized Knowledge/Experience:

· A minimum of three (3) years janitorial, caretaking and building maintenance experience in a residential strata environment with working knowledge of building mechanical and electrical systems.

· Secondary school graduation or equivalent.

· CPR/First Aid certification is considered an asset.

Additional Qualifications

· Physical ability to carry out the duties of the job including performing repetitive tasks with ability to operate tools and equipment as necessary.

· Ability to communicate effectively both orally and written.

· Detail oriented with strong organizational, time management and problem-solving skills.

· Strong interpersonal skills with ability to exercise initiative, good judgement, tact and diplomacy.

· Willingness to learn and ability to take direction, working with minimal supervision.

· Literacy and basic proficiency in Microsoft Word, Excel, and Outlook with ability to manage email, create documents, and maintain file organization.

· Valid B.C. Driving License and access to a vehicle for occasional supply pick-ups.

· Successful completion of a criminal record check.

Salary/Compensation: Salary commensurate with experience. The Resident Caretaker will be provided with discounted rent on a one-bedroom suite in the Capital Park complex and an allowance for private medical insurance on a cost sharing basis.

Hours of Work: 8:30 a.m. to 4:30 pm. daily; Monday to Friday inclusive.

Additional Information: This is a permanent, full-time position employed directly by the Strata Corporation (Capital Park Residences), and not by Firm Management.
