Position Summary
Reporting to the regional Director, Property Management or designate, the Property Manager is responsible for the day-to-day management, operational performance and financial stewardship of an assigned portfolio of industrial and commercial assets. The role acts as the primary point of coordination between tenants, vendors, internal partners and ownership/asset management to ensure properties are safe, well-maintained, financially controlled and operated in keeping with Concert standards, portfolio strategy, and applicable local requirements.
This position does not have direct reports. Success in the role depends on strong independent judgment, disciplined follow-through, excellent tenant and vendor communication, practical building operations knowledge and the ability to work collaboratively with internal and external partners.

Key Responsibilities
- Lead tenant relationship management through proactive communication, professional issue resolution, and a strong focus on long-term tenant satisfaction and retention.
- Conduct routine property, building exterior, site condition, and health and safety inspections to ensure properties are safe, functional, well-maintained, and presented in accordance with Concert standards.
- Coordinate day-to-day operational activity for the assigned portfolio, including supporting Operations Maintenance Technicians and Property Management Assistants to ensure timely follow-up and completion of required work.
- Review monthly maintenance, property, and operational reports to confirm accuracy, completeness, and appropriate follow-up on outstanding items.
- Implement, monitor, and continuously improve preventive maintenance programs for each building, with a focus on asset preservation, operational reliability, and risk mitigation.
- Identify and implement cost control opportunities while maintaining service levels, building performance, and tenant satisfaction.
- Review monthly operating results, provide variance and operational analysis, and prepare quarterly variance and forecast reporting.
- Prepare annual operating and capital budgets for all assigned properties.
- Review operating and CAM statements to support accurate recoveries, tenant billing, and financial performance.
- Obtain quotes and complete tendering for major work, service contracts, contract renewals, and capital improvement projects in accordance with corporate purchasing policies.
- Oversee service providers across the portfolio, monitoring performance, service quality, and costs to ensure standards are met and pricing remain competitive.
- Review and approve purchases through the digital purchasing system to ensure compliance with procurement policies, approval requirements, and budget parameters.
- Collaborate with the Asset Manager on capital project approvals, major operational matters, lease renewals, new commercial tenancies, and other portfolio priorities.
- Manage approvals and coordinate the successful delivery of tenant improvement and landlord work projects, ensuring scope, timing, budget, and completion requirements are clearly tracked and achieved.
- Implement, monitor, and improve sustainable operating practices related to energy conservation, recycling, composting, waste reduction, and overall portfolio performance.
- Identify opportunities within the portfolio to support corporate ESG initiatives, targets, and reporting requirements.
- Support the continued adoption, accuracy, and effective use of digital property management and operational software platforms.
- Minimum 5 years of progressive commercial, industrial or mixed-use property management experience; direct industrial portfolio experience is strongly preferred.
- Post-secondary education in business, real estate, property management, facilities management or a related discipline, or an equivalent combination of education and experience.
- Working knowledge of commercial leases, lease administration, tenant improvements, operating cost recoveries, CAM/tax/insurance reconciliations and commercial property reporting.
- Practical understanding of industrial and commercial building systems, preventive maintenance, building operations, contractor coordination and capital repair planning.
- Working knowledge of applicable provincial, territorial, municipal and lease-related requirements that may affect the portfolio, including commercial tenancy legislation or common law principles, occupational health and safety, human rights, accessibility, fire and life safety, building code, municipal property standards and environmental requirements.
- Strong financial acumen, including budgeting, variance analysis, accruals, expense control, procurement discipline and review of operating statements.
- Excellent written and verbal communication skills, with the ability to prepare clear tenant correspondence, reports, recommendations and escalation summaries.
- Strong organizational skills and ability to manage competing priorities, deadlines, tenant needs, vendor deliverables and urgent operational issues.
- Proficiency with Microsoft Office, especially Excel, Word and Outlook; experience with Yardi is an asset.
- Sound judgment, professionalism, attention to detail and a customer-service mindset with the ability to work independently and collaboratively.
- Industry designation such as RPA, FMA, CPM, ARM or related commercial real estate/property management credential completed or in progress is considered an asset.
- Valid driver’s licence and access to a vehicle may be required for regular property visits across the assigned portfolio.
- Specific legislative or licensing requirements may vary by province and will be confirmed based on the assigned portfolio.
