JOB DESCRIPTION:

Reporting to the Regional Manager the successful candidate will fill the position of a Community Manager responsible for the properties. The successful candidate will draw upon their experience in property management, building operations, tenant relations, budget control and construction/capital project management to ensure the property is managed in accordance with approved business plans and client expectations. The incumbent will possess a high degree of professionalism in communicating with clients, tenants, contractors, and fellow employees.

KEY RESPONSIBILITIES:

As part of your varied duties as a Community Manager, you will:

  • Develop and maintain superior tenant-owner relations by responding in person when necessary or by phone/email to tenant concerns and requests for property management services.
  • Clarify any issues, identify solutions, communicate needs to staff and provide follow up as necessary.
  • Manage staff by providing leadership, direction and advice to employees and other internal staff to ensure efficient delivery of services and maintenance of the property.
  • Ensure that properties are properly maintained and conduct daily physical property inspections, communicate priorities and provide guidance as necessary.
  • Develops property budgets, manages tenant receivables; anticipates not only operational issues but also short and long-term owner/tenant needs.
  • Fosters and develops excellent tenant/client/support staff and contractor relations; develops/implements tenant retention plan; manages tenant requests in a timely/professional manner.
  • Handling the move-in and move-outs process including inspection reports/ arranging cleaners/ maintenance to ensure the space is culminating.
  • Responsible for building revenue and controlling expenses, including preparing and operating within an approved budget; analyzing and approving time sensitive monthly financial statements; ensuring accuracy of tenant billings; and year-end adjustments.
  • Conduct and document building inspections, as well as routine follow up to ensure all items identified are addressed in a timely manner.
  • Ensure that corporate governance, environmental, health & safety policies and procedures are compliant.
  • Identifies issues that have potential to negatively impact the effectiveness of the department; researches and recommends possible solutions and makes recommendations to senior management.
  • Complete monthly and Quarterly Reports.
  • Complete prospect showings and tours of the units, building, and amenities.
  • Complete the application process prospective tenants.
  • Complete and maintain accurate residential files.
  • Coordinate and manage all residential workloads.
  • Other duties and special projects as assigned.

QUALIFICATIONS

Success as a Community Manager calls for a solid professional background that includes:

  • 3+ years' experience in residential property management including experience in leasing, building operations, construction and financial matters; minimum one year' experience in managing employee.
  • Experience with budgeting, forecasting, operation expenses and charges to tenants, rent collection and lease enforcement procedures.
  • Experience with residential service agreements and construction contracts.
  • In depth knowledge of all rules and regulations surrounding property management
  • Detail oriented; proven ability to solve problems.
  • Strong Microsoft Office skills and Budgeting software required.
  • Must be self-motivated and professional.
  • Strong verbal and written communication skills.
  • A dedication to providing exceptional service, every day.
  • Ability to adapt to change in a positive way and deliver successful results within a time frame.
  • Must possess a team-oriented approach to meeting goals and objectives.

Pay: From $70,000.00 per year
