Full job description
Yaletown House is a non profit care facility for seniors with complex care needs and is located in Vancouver, BC. We provide quality health care and services to 127 senior residents in a safe, supportive and home like environment.
Under the direction of the Director Facilities and Support Services, performs preventative maintenance, demand maintenance, project work and repair duties related to the building, grounds, and equipment in compliance with applicable codes and regulations. Monitors maintenance contract work to ensure adherence to care home requirements and reports any concerns. Processes purchases and receives supplies for the maintenance department. Supervises designated maintenance and/or other designated staff (1 to 2 workers) by scheduling and coordinating work assignments and determining related training and orientation requirements. Carries out a variety of clerical tasks and provides operational assistance to the maintenance and support service departments.
The Maintenance Supervisor is an integral member of the Yaletown House team and is required to have a commitment to the vision, mission and values of Yaletown House while ensuring the safety for residents and staff. In performing duties, the Maintenance Supervisor will follow Yaletown House’s policies and procedures ensuring the provision of Resident and Family Centred Care (RFCC) while safeguarding staff and residents.
This position requires teamwork, communication and cooperation. It is the expectation that the individual in this position contributes to a positive, safe working environment, takes instruction well and cooperates with the Support Service Team and co-workers. This person must manage their time well and participate in continuous quality improvement of services provided. Quality and safety are inherent aspects of this position.
Education, Training & Experience
Grade 10 plus 3 years’ recent related experience or an equivalent combination of education, training and experience.

General Duties
1. Supervises designated maintenance and/or other designated staff by performing duties such as coordinating and monitoring work assignments, evaluating employee performance and determining related training and orientation requirements.
2. Performs preventative maintenance and demand maintenance, as scheduled under the computerized maintenance management software (CMMS), on building systems and equipment; such as: washers, dryers, floor machines, wheelchairs, tubs, toasters, food mixers and blenders. Maintenance includes disassembling equipment, cleaning, lubricating, replacing parts, changing filters, seals and bearings, topping up battery and other fluids and reassembles as required. Reports all malfunctions and problems to the Director. Contacts vendors when service is required.
3. Conducts regular inspections and testing (daily, weekly, monthly) of building systems and equipment as scheduled under the computerized maintenance management software (CMMS) and in accordance with equipment manuals, Life Safety Systems Compliance Testing as per NFPA Standards and regulatory standards. Documents all observations for record keeping. Reports malfunctions and problems to Director. Contacts vendor when service is required.
4. Conducts the daily, weekly, and monthly generator inspections and tests and documents all observations for record keeping.
5. Monitors and adjusts the building’s air temperature to ensure compliance with regulatory standards.
6. Performs service and repairs as required for minor plumbing including, but not limited to: removes, cleans, replaces and reconnects plumbing fixtures such as sinks and toilets; changes washers and flush tank interiors; repairs water supply lines and waste lines; and unplugs all plumbing stoppages in the building.
7. Monitors the building’s hot water temperature by conducting readings to ensure compliance with regulatory standards.
8. Performs minor electrical repairs, such as: replaces light bulbs and fluorescent tubes.
9. Checks the condition of electrical devices and equipment to ensure all equipment is CSA Approved and does not have damaged cords or other malfunctions. If any defects are detected the electrical device or equipment is removed or tagged out of service.
10. In charge of the general maintenance function by performing a variety of duties, such as: coordinates the collection of maintenance work orders required for interior and exterior areas submitted by staff and residents; sorts, assigns or performs work required in the work orders with the priority ranking set for the department. Monitors work performed. Enters work in the CMMS and provides the Director with regular updates on the status of work orders completed and outstanding.
11. Performs general maintenance and repairs for work identified during regular building checkups and on the JOHS Safety Inspection Audits. Maintains good record-keeping of practices. Provides the Director with regular updates on the status of completed and outstanding work.
12. Repairs furniture such as tables, cupboards and shelves, repairs items such as walls, doors, ceilings and windows by applying materials such as drywall, wood paneling, floor and ceiling coverings glass; constructs items such as shelves and cupboards.
13. Applies paint and other finishes by brush, roller and/or spray; removes and replaces coverings such as wallpaper, titles, linoleum and carpets.
14. Performs heavy cleaning duties and carries out preventive maintenance on items, such as: tubs, ceiling lifts, carts, furniture, locks, hinges and door openers by performing activities such as adjusting, oiling and greasing. Reports any change or malfunction to the Director.
15. Transports heavy furniture and equipment manually and/or using aides such as dollies and carts. Arranges for old equipment and supplies for donation or removal.
16. Utilizes hand and power tools, cleans, sharpens and lubricates as required.
17. Ensures all repair work performed by staff or maintenance contractors is performed in compliance with Infection Controls CSA Z317.13.13 Infection control during construction, renovation and maintenance of healthcare facilities.
18. Conducts regular interior and exterior building inspections including roof inspections to maintain the integrity of the building.
19. Maintains the exterior building and grounds by performing duties, such as: window cleaning, pressure washing, grass cutting, trimming bushes / trees, fertilizing, weed control, cleaning gutters / drains, and collects and disposes of garbage / recycle material.
20. Patrols premises to prevent and detect signs of intrusion and ensures the security of doors, windows, and gates. Answers alarms and investigates disturbances. Calls the police in cases of emergency, such as the presence of unauthorized persons.
21. Programs the exterior lighting and irrigation system accordingly.
22. Conducts the asbestos annual audits as directed by the Asbestos Management Plan and as per regulations.
23. Monitors maintenance contract work to ensure adherence to Yaletown House’s Owners General Requirements.
24. As per the Fire Safety Plan, assumes role of Deputy Fire Safety Director for Yaletown House. Conducts the monthly fire drills for day and afternoon shifts and the quarterly fire extinguisher training for all staff.
25. Responds accordingly to all emergency conditions such as fires, power failures, floods, etc.
26. Maintains inventory control of maintenance supplies including plumbing and electrical parts. Orders regular stock items. Maintains an organized workshop and storage areas.
27. Operates a motor vehicle for picking up materials and supplies for care home.
28. Maintains control over the key management of the care home.
29. Provides in-services to staff on the proper use of designated equipment using the Standard Operating Procedures and equipment manuals.
30. Ensures health, safety, and other regulations are followed. Ensures the work environment is safe and healthy for employees and residents. Must comply with regulations to prevent violations.
31. Maintains good time management to balance their own time between daily and strategic goals/projects. In addition, they must manage their staff’s time to ensure daily tasks are accomplished.
32. Must stay organized to effectively manage robust preventive maintenance schedules and continuous work requests.
33. Communicates directly with building occupants to resolve service requests.
34. Must have knowledge of the Infection Control Standard – CSA Z317.13.13- Infection control during construction, renovation and maintenance of healthcare facilities, WHMIS, Health and Safety Practices and Regulations and an understanding of Standard Operating Procedures (SOPs).
35. Must have knowledge of Building Systems and the ability to check blueprints, repair manuals or parts catalogues.
36. Must have the ability to use common tools and power tools and experience with precision measuring instruments or electrical testing device.
37. Must have excellent communication and interpersonal skills and the ability to effectively supervise.
38. Under the direction of the Director, Facilities and Support Services participates in the quality assurance program by extracting statistical information from the CMMS software for audit purposes.
39. Performs other related duties as assigned.
