Job Overview
We are seeking a dedicated and experienced Live-In Residential Building Superintendent to oversee the daily operations and maintenance of our apartment building. The ideal candidate will possess strong customer service skills and a comprehensive understanding of building systems, including HVAC, electrical, and mechanical systems. This role is essential in ensuring that our facilities are safe, efficient, and well-maintained.

Apartment & on-site parking space provided, cell phone and mileage reimbursements are additional to wage advertised.

Duties

  • Ensure interior building common areas are clean (mopping, sweeping, vacuuming etc.) and orderly on a daily basis.
  • Ensure laundry room is clean, maintenance of machines and garbage containers are emptied.
  • Daily inspections for safety - trip hazards, burnt light bulbs etc. - are addressed and repaired.
  • Daily exterior building checks - gardens, clean up litter, landscaping/snow removal/ice melt application as need.
  • Manage and supervise all aspects of building maintenance and operations, ensuring compliance with safety regulations and standards.
  • Monitor waste bins and recycling containers; determine if extra pick ups are required.
  • Monthly Fire Inspection, log book updates.
  • Oversee the contractors working on site, providing support to ensure high-quality work.
  • Conduct regular inspections of facilities to identify maintenance needs and ensure adherence to operational standards.
  • Collaborate with contractors and vendors for specialized services, including HVAC repairs, electrical work, and industrial maintenance.
  • Maintain schematics for building systems and ensure all equipment is functioning properly.
  • Lead projects related to facility upgrades or renovations, managing timelines and resources effectively.
  • Ensure proper documentation of maintenance activities for system monitoring.
  • Assist Tenants with requests regarding maintenance, parking concerns etc.

Requirements

  • Proven experience in facilities management or a similar role .
  • Strong mechanical knowledge with experience in industrial maintenance practices.
  • Strong communication skills in English, both written and verbal.
  • A background in management or supervisory roles is highly desirable. We invite qualified candidates who are passionate about maintaining high standards in facility operations to apply for this exciting opportunity as Building Superintendent.
