Full job description

Overview
We are seeking a reliable, hands‑on Residential Building Manager to oversee the daily operations of a well‑maintained 51‑unit residential building in downtown Calgary.

Responsibilities

  • Show suites, collect rent, and support move‑ins/move‑outs
  • Conduct regular building, security, and safety inspections
  • Clean and maintain common areas (basement to 7th floor, stairwells, garbage rooms, parkade)
  • Perform minor repairs (plumbing, electrical, drywall, doors, windows, appliances, etc.)
  • Complete unit refreshes after move‑outs
  • Be available 24/7 for emergencies; respond to daytime non‑emergency tenant requests
  • Monitor mechanical rooms, alarm panels, sprinkler systems, HVAC, and fire equipment
  • Ensure waste/recycling pickup and maintain exterior cleanliness
  • Liaise with contractors, trades, and various authorities
  • Prepare monthly, quarterly, and annual inspection reports

Qualifications

  • Experience in building management or maintenance
  • Strong communication and problem‑solving skills
  • Ability to perform a wide range of minor repairs
  • Organized, dependable, and comfortable handling emergencies
