Position Summary

The Vice President, Real Estate Development is responsible for leading the planning, execution, and performance of the company's real estate development portfolio, including residential land development, commercial land development, apartment projects, and commercial construction initiatives.

This position will oversee projects from acquisition through municipal approvals, construction, lease-up, stabilization, and long-term asset performance. The successful candidate will inherit an active pipeline of developments and be expected to drive projects forward with minimal supervision while identifying and pursuing additional growth opportunities.

The VP will serve as the primary representative of the company with municipalities, consultants, contractors, investors, and community stakeholders, ensuring projects are delivered on time, on budget, and aligned with strategic objectives.

Key Responsibilities

Development Leadership

  • Lead the execution of the company's existing development pipeline.
  • Develop and advance residential, commercial, and mixed-use development opportunities from concept through completion.
  • Identify and evaluate new acquisition and development opportunities.
  • Conduct feasibility analysis and financial modeling for prospective projects.
  • Develop project business plans, budgets, schedules, and risk mitigation strategies.

Land Acquisition & Entitlements

  • Source and evaluate land acquisition opportunities.
  • Negotiate purchase agreements and development-related contracts.
  • Lead due diligence activities including environmental, legal, planning, servicing, and market reviews.
  • Manage rezoning, subdivision, variance, and development approval processes.

Municipal & Stakeholder Relations

  • Represent the company at municipal council meetings, public hearings, planning commission meetings, and stakeholder consultations.
  • Build and maintain productive relationships with municipal officials, planners, consultants, utility providers, and community groups.
  • Navigate regulatory processes to secure timely approvals and permits.

Construction & Project Delivery

  • Oversee all aspects of project execution, including design, tendering, budgeting, contracting, and construction.
  • Coordinate architects, engineers, consultants, contractors, and project teams.
  • Monitor project schedules, costs, quality standards, and risk management.
  • Ensure successful project delivery from groundbreaking through occupancy.

Leasing, Asset Management & Revenue Stabilization

  • Work closely with leasing and property management teams to ensure successful lease-up of residential and commercial developments.
  • Develop and implement strategies to stabilize revenues and maximize asset performance.
  • Monitor project and portfolio financial performance against underwriting assumptions.
  • Recommend improvements to enhance property value, occupancy, and long-term returns.

Leadership & Strategic Growth

  • Provide leadership across multiple projects and stakeholder groups.
  • Collaborate with the COO and senior leadership team on strategic planning initiatives.
  • Establish systems and processes that support scalable development growth.
  • Evaluate market trends and recommend future development strategies.

Qualifications & Skills

  • Minimum 5 years of progressive experience in real estate development, land development, commercial development, construction management, or a related field.
  • Demonstrated experience managing projects through acquisition, municipal approvals, construction, lease-up, and stabilization.
  • Experience presenting to municipal councils, planning commissions, and regulatory bodies.
  • Strong understanding of development pro formas, budgeting, financing structures, and real estate investment analysis.
  • Proven ability to lead multiple projects simultaneously with minimal supervision.
  • Excellent negotiation, communication, and relationship management skills.
  • Valid driver's license and ability to travel throughout Manitoba as required.
  • Bachelor's degree in Business, Real Estate, Architecture, Planning, Engineering, Construction Management, or a related discipline.
  • Experience with residential subdivision development and commercial real estate development.
  • Established network within Manitoba's development, construction, and municipal sectors.

Compensation & Incentives

The company offers a competitive executive compensation package including:

  • Base salary commensurate with experience.
