Part-Time Offsite Apartment Building Caretaker

33-Unit Apartment Building — Cook St. Village, Victoria, BC

We are seeking a reliable and organized part-time offsite caretaker for a well-located 33-unit apartment building in Victoria’s highly desirable Cook St. Village neighbourhood. This is an excellent opportunity for someone who enjoys working with people, takes pride in keeping a building well-run, and is comfortable being the main local point of contact for tenants, trades, and the owner.

Responsibilities

The caretaker will be responsible for the day-to-day oversight and coordination of the property, including:

Tenant and Building Contact

  • Act as the primary local contact for tenants, contractors, inspectors, and the landlord.
  • Respond to tenant questions, concerns, and maintenance requests in a timely and professional manner.
  • Attend to urgent building issues and coordinate appropriate emergency response when required.
  • Communicate regularly with the landlord regarding building status, tenant matters, and maintenance issues.

Maintenance and Trade Coordination

  • Coordinate maintenance and repair work with trades such as plumbers, electricians, appliance technicians as needed.
  • Arrange contractor access to the building and suites.
  • Obtain quotes for repairs or improvements when requested.

Building Oversight and Upkeep

  • Conduct regular checks of common areas, entrances, lighting, laundry roos, mechanical areas, parking areas, storage areas, and grounds.
  • Identify and address maintenance, safety, cleanliness, or security concerns.
  • Oversee or assist with common-area cleanliness, garbage and recycling areas, and light exterior upkeep.
  • Perform minor maintenance tasks where appropriate, such as changing light bulbs, replacing smoke alarm batteries, tightening handles, minor door hardware adjustments, small painting touch-ups, basic caulking, and clearing minor debris.

Leasing and Tenant Turnover

  • Respond to rental inquiries and show vacant suites to prospective tenants.
  • Assist with marketing vacant units and sourcing prospective tenant candidates.
  • Coordinate tenant move-ins and move-outs.
  • Conduct move-in and move-out inspections and forward completed documentation to the landlord.

Administration and Compliance

  • Prepare, post, and deliver tenant notices as directed.
  • Track and assist with rent increase notices when required.
  • Assist with annual or periodic suite inspections, including inspections coordinated with fire/life-safety work.
  • Collect and deposit laundry coins monthly.

Qualifications

The ideal candidate will have:

  • Strong communication and people skills.
  • A professional, respectful approach with tenants and contractors.
  • Good organization and follow-through.
  • Basic computer skills, including email and simple document handling.
  • Comfort coordinating trades and managing access to occupied rental suites.
  • Ability to perform light physical tasks.
  • Previous building caretaker, property management, maintenance, or customer service experience is an asset.

Schedule

This is a part-time offsite position, with availability required for occasional urgent or after-hours building matters. Expected time commitment is approximately 20-25 hours per week on average.

Contract

This is a contract position offered at $2000/month on a month-to-month contract with 30 days notice required to cancel.

Pay: $20.00-$25.00 per hour
