Full job description

Build Projects. Lead Teams. Shape Communities.

At Terrace, we believe great projects begin long before construction starts. They begin with strong leadership, sound planning, and a commitment to delivering exceptional outcomes for our clients and partners.

We are seeking an experienced Project Manager to lead multi-family and commercial developments from concept through completion. This is an opportunity to take ownership of meaningful projects, influence key decisions, work directly with clients, and help shape communities throughout Alberta.

This role is ideal for a professional who enjoys leading complex projects, building strong relationships, and driving results across all phases of development and construction.

About Terrace

Terrace is a project and development management firm that represents owners throughout the planning, design, procurement, and construction process. Working alongside developers, institutional organizations, Indigenous communities, municipalities, and private sector clients, we provide leadership and oversight across multifamily, commercial, land development, and community infrastructure projects throughout Western Canada.

Our team is collaborative, entrepreneurial, and focused on providing trusted leadership throughout every stage of a project.

The Opportunity

As a Senior Project Manager, you will be responsible for managing projects from early planning and approvals through design, procurement, construction, and closeout. You will serve as a trusted advisor to clients while coordinating consultants, contractors, municipal stakeholders, and project teams.

This is not a role focused solely on administration or reporting. We are looking for a leader who takes ownership, solves problems, and helps guide projects toward successful outcomes.

Key Responsibilities

  • Lead multi-family, commercial, mixed-use, and development projects through all project phases
  • Act as the primary point of contact for clients and key stakeholders
  • Develop and manage project budgets, schedules, risk registers, and reporting
  • Coordinate architects, engineers, specialty consultants, and municipal authorities
  • Manage development approvals, permitting, and regulatory processes
  • Lead procurement activities, contract administration, and consultant selection
  • Monitor project performance and proactively address risks and challenges
  • Support construction execution through coordination, reporting, and issue resolution
  • Facilitate meetings, prepare project updates, and maintain stakeholder alignment
  • Contribute to continuous improvement of project management practices and processes

What We're Looking For

You may be a strong fit if you have:

  • Experience managing multi-family, commercial, institutional, land development, or mixed-use projects
  • Strong understanding of project planning, budgeting, scheduling, and risk management
  • Experience coordinating consultants, contractors, regulatory authorities, and clients
  • Knowledge of Alberta municipal approval and permitting processes
  • Strong communication, leadership, and relationship-building skills
  • The ability to balance technical, financial, and stakeholder considerations
  • A proactive mindset and willingness to take ownership of project outcomes

Preferred Qualifications

  • Degree or diploma in Engineering, Construction Management, Architecture, Planning, Project Management, Engineering Technology, or a related field
  • PMP, P.Eng., CET, Gold Seal, or similar professional designation considered an asset
  • Experience with Procore, Smartsheet, Microsoft Project, Primavera P6, or similar project management software

What Makes This Opportunity Different

  • Lead projects from concept through completion
  • Direct exposure to clients, decision-makers, and project stakeholders
  • Significant autonomy and influence over project outcomes
  • Opportunity to work across development, design, approvals, procurement, and construction
  • Diverse and meaningful projects that positively impact communities
  • Collaborative team environment with minimal bureaucracy
  • Professional growth opportunities within a growing organization

Compensation & Benefits

  • Competitive salary based on experience
  • Performance-based bonus opportunities
  • Comprehensive health and dental benefits
  • Professional development and continuing education support
  • Flexible work environment
  • Paid vacation and wellness support
  • Long-term career advancement opportunities
