Position Summary |

The Building Operator will have responsibilit y for creating and mainta ining positive relationships with Tenants and mainta ining the operating systems for a property within our Calgary portfolio , consisting of twelve buildings located in downtown Calgary.

Hours will vary depending on scheduled shift, and there is a rotating on call component required.

The position will report directly to the Operations Supervisor, under the supervision of the Operations Manager .

Key Responsibilities |

  • Responsibility for the appearance of the property .
  • Life safety of the property and convenience of the tenants at all times .
  • Responsibility for and performance of all tasks related to the Building Operator, including work generated from Preventative Maintenance system , Tenant Service system , Luminaire, Plumbing and HVAC and unscheduled maintenance.
  • Respond to and complete in an acceptable time frame all Tenant requests from the Aspen APP.
  • Contact and supervise all trades and services required and liaise with the tenants at the property in the best interest of the owner .
  • Suggestions, recommendations, and implementation of improvements, alterations, upgrade s , or replacement of equipment or systems within the property .
  • Aid other members of the team with problem solving, investigations , and solutions related to building equipment, systems, and operating parameters .
  • Additional duties as assigned by the Operations Supervisor and Operations Manager.
  • Familiarity with all aspects of the mechanical and electrical operation of the building and operation of equipment in a safe and efficient manner at all times .
  • Experience with managing budgets and providing input to future budget planning .
  • Carry out repairs to all HVAC systems within the capacity of your abilities .
  • Maintain maintenance and daily logs of all equipment .
  • Record weekly and monthly meter readings.
  • Liaise with tenant’s contractors as required.
  • Availability for on-call duty , scheduled after hours maintenance and shift work as required

Qualifications |

  • High school diploma or post-secondary education
  • 4th Class Power Engineering ABSA Certification is required .
  • 5+ years related experience in all areas of building operations, including HVAC systems, and computer based preventative maintenance systems;
  • Automation experience is necessary , Honeywell experience would be an asset.
  • Experience with Hydronic boilers , AHU’s and all related systems would be an asset .
  • Good understanding of Microsoft Office applications
  • Successful City of Calgary Police Information/Criminal Record Check and Educational Check
