Full job description
the Woodsmere Holdings Corp. is one of Vancouver Island's leading developers of purpose-built rental housing. Together with our affiliated company, W&J Construction Ltd., we develop, design, construct, own, and manage premium multi-family apartment communities throughout British Columbia.
Unlike traditional development companies, Woodsmere controls every stage of the process—from land acquisition and development approvals through design, construction, long-term ownership, and property management. This integrated approach allows us to create high-quality rental communities while maintaining a strong focus on efficiency, durability, and long-term value.
As a long-term owner and operator of our developments, we are committed to continuous improvement in building design, construction methods, and operational performance. We actively seek opportunities to improve efficiency, reduce costs, enhance durability, and deliver a better product with every project.
We are seeking an experienced Senior Architectural Technologist to join our in-house development and design team.
This is a senior-level position for an individual who not only excels at building design and construction documentation but also possesses extensive experience supporting projects through construction. The successful candidate will play a key role in coordinating consultants, supporting field operations, resolving technical issues, and ensuring projects are delivered efficiently and accurately.
This position will also offer a rare opportunity to participate in every phase of the development process, from land acquisition, feasibility analysis, site planning, and early design through construction and occupancy. The successful candidate will have the ability to influence project decisions from the earliest stages and help drive continuous improvements in design, constructability, efficiency, and long-term building performance.
Many senior technologists spend their careers inheriting projects after key design decisions have already been made. At Woodsmere, you will work directly with our development and construction teams to help shape projects from inception through completion.
Key Responsibilities
Design & Technical Documentation
- Lead the preparation and coordination of architectural drawing packages using Revit and AutoCAD.
- Develop detailed construction documents for multi-family residential projects.
- Coordinate drawings with architectural, structural, civil, mechanical, electrical, and landscape consultants.
- Lead technical reviews and quality control of architectural and consultant drawing packages prior to permit submission and construction.
- Review consultant drawings for completeness, coordination, and constructability.
- Prepare and maintain project specifications, schedules, and technical documentation.
- Assist with site planning, building layouts, unit design, and development proposals.
- Ensure compliance with BC Building Code, municipal bylaws, accessibility requirements, and applicable regulations.
- Identify design conflicts and develop practical solutions before construction.
Construction Administration & Field Support
- Enforce and refine Construction Administration procedures and processes for design team.
- Act as a primary technical liaison between consultants, project managers, and construction personnel.
- Manage and respond to Requests for Information (RFIs).
- Prepare and coordinate Supplemental Instructions (SIs), Site Instructions, and related construction documentation.
- Review shop drawings, product submittals, samples, and mock-ups.
- Conduct site reviews and monitor construction progress for compliance with design intent.
- Participate in regular site meetings and consultant coordination meetings.
- Coordinate and manage drawing revisions, construction change documentation, and as-built record documentation.
- Assist with deficiency reviews, commissioning coordination, and project closeout.
- Maintain construction documentation, issue logs, and record drawings.
- Work closely with W&J Construction site teams to resolve technical issues in real time.
Project Coordination & Development Support
- Participate in project planning, budgeting, scheduling, and value engineering initiatives.
- Assist with land acquisition due diligence, project feasibility analysis, and development planning.
- Participate in early-stage site planning, design optimization, and development strategy.
- Assist with rezoning, development permit, and building permit applications.
- Coordinate consultant deliverables and maintain project schedules.
- Evaluate alternative construction methods, materials, and systems to improve project performance and reduce costs.
- Support senior management with project feasibility analysis and technical due diligence.
- Identify opportunities for continuous improvement in project design, construction methodologies, and operational performance.
