Property Manager, New Brunswick

Location: Fredericton, NB

What You'll Do

Reporting to the Vice President, Operations (Atlantic), you will manage the day-to-day operations, financial performance, tenant experience, and physical condition of a portfolio of commercial retail properties throughout New Brunswick. In this role, you will:

· Act as the primary relationship lead for tenants, contractors, service providers, and Plaza’s internal departments

· Deliver excellent tenant service through clear communication, timely follow-up, and practical issue resolution

· Conduct regular property inspections and ensure sites are safe, clean, well maintained, and aligned with Plaza standards

· Develop, coordinate, and monitor preventative maintenance programs, repairs, and service schedules

· Plan and manage capital repairs, property improvements, and operational projects from scope through completion

· Prepare, monitor, and manage annual operating budgets, capital plans, expense controls, and variance reporting

· Review property performance, occupancy, accounts receivable, operating costs, and other key reporting metrics

· Interpret lease requirements and coordinate operational compliance with tenant and landlord obligations

· Oversee site staff, third-party contractors, vendor agreements, work orders, invoice approvals, and service quality

· Support emergency response situations and coordinate after-hours service providers when required

· Contribute ideas, process improvements, and hands-on support for special projects and portfolio initiatives

What We're Looking For

You may be a strong fit for this role if you bring a mix of property operations experience, sound judgement, relationship-building skills, and a willingness to be visible in the field. We are looking for someone with:

· Experience in commercial property management, facilities management, retail operations, project management, building operations, or a related field

· Strong working knowledge of property operations, budgeting, financial reporting, capital planning, maintenance, and vendor oversight

· A practical, solutions-focused approach to solving problems and prioritizing work across multiple properties

· Excellent communication and interpersonal skills, with a professional, customer-focused approach to tenant and stakeholder relationships

· The confidence to make sound decisions, follow through on commitments, and escalate issues appropriately

· Experience coordinating contractors, reviewing service quality, and managing service agreements or vendor relationships

· Strong organizational skills, attention to detail, and comfort balancing office-based planning with regular site visits

· Proficiency with Microsoft Office applications, particularly Excel, Outlook, and Word

· Experience with property management software systems considered an asset

· Bilingualism in English and French considered an asset

Additional Requirements

· Valid driver’s licence and access to a reliable vehicle are required

· Regular travel to Plaza properties throughout New Brunswick is required

· Availability to participate in a 24/7 emergency response program and respond to property-related emergencies outside regular business hours when required
