Job Overview
Construction Superintendent – Office-to-Residential Conversion

Location: Edmonton, Alberta | Employment: Full-Time

About the Role

We are seeking an experienced Construction Superintendent to lead on-site operations for a complex commercial office-to-residential conversion project. This role demands deep knowledge of adaptive reuse construction, the ability to manage sequenced demolition and new residential build-out within an occupied or partially occupied structure, and a strong command of the unique regulatory, structural, and mechanical challenges that define conversion work. Strong leadership, attention to detail, and an unwavering commitment to safety and quality are essential.

Key Responsibilities

· Oversee and direct all daily site operations across demolition, structural modification, and residential build-out phases, ensuring subcontractors perform to quality and schedule standards.

· Manage site logistics for a constrained urban conversion environment, including phased access, hoisting, material staging, and coordination of selective demolition debris removal.

· Enforce strict adherence to safety protocols specific to existing-structure work, including asbestos/hazmat abatement coordination, temporary shoring, and live building interface management.

· Lead regular site meetings and provide clear progress updates to the Project Manager.

· Troubleshoot on-site challenges inherent to adaptive reuse, including unforeseen structural conditions, legacy MEP conflicts, and existing building envelope deficiencies, ensuring compliance with updated project plans and specifications.

· Actively monitor and adjust the project schedule to keep work on track each day.

· Interpret contract documents and proactively manage all scopes of work.

· Handle project close-out activities, including final inspections, capturing as-built changes, addressing deficiencies, coordinating warranty work, and overseeing site demobilization in collaboration with the Project Manager.

· Serve as the primary liaison with building authorities and regulatory bodies, with specific accountability for change-of-use permits, residential occupancy approvals, and fire and life-safety compliance for the converted building.

· Ensure all deficiencies are identified, coordinated, and resolved promptly.

· Conduct internal walkthroughs to prepare for client handover.

· Facilitate client reviews and ensure their satisfaction with completed work.

Supervise and confirm completion of any outstanding or warranty-related tasks

Qualifications

· Minimum 5 years’ experience as a Superintendent, with demonstrated experience in building conversion, adaptive reuse, or major renovation of existing commercial structures

· In-depth knowledge of existing building systems (structural, mechanical, electrical, plumbing), hazardous materials handling, and the regulatory requirements governing residential conversion in Alberta

· Proven leadership and collaboration skills

· Proficiency in Microsoft office.

· Strong communication and problem-solving abilities
