Full job description

An active Property Management company is looking for an experienced Commercial Property Manager to support our commercial properties in the GTA. The ideal candidate will possess strong leadership skills, a deep understanding of property management practices, and the ability to foster positive relationships with tenants, contractors and staff.

Responsibilities:

  • Manage all aspects of the daily operations of the property, ensuring a high standard of maintenance, safety, appearance, and compliance with building codes and regulations.
  • Foster strong relationships with tenants through exceptional customer service and effective communication
  • Prompt emergency response to all site and tenant emergencies, including after hours.
  • Manage site-super’s activities and ensure adherence to all tasks, responsibilities and professional conduct
  • Prepare budgets and financial review as well as assist with year-end reconciliations.
  • Liason with accounting and leasing team on a regular basis
  • Prepare and circulate tenant memos/ notices and chargebacks
  • Develop and implement preventative and corrective maintenance schedules and oversees maintenance activities
  • Conduct weekly inspections of all properties including vacant units and new tenant buildouts to ensure compliance with all policies and procedures.
  • Respond to tenants maintenance requests and concerns in a timely manner, and follow-up with tenants and base building contractors to ensure timely and satisfactory resolution of all deficiencies and tenant issues.
  • Manage sub-contractor activities, including preparing tender documents, tender and bid analyses, negotiating the best possible terms, preparing contract documents, and monitoring contractor performance.
  • Work closely with the leasing team to assist with all tenant move-ins and move-outs including but not limited to lock changes, conducting pre/ final inspections with tenants, completing vacant unit checklist, coordinating clean up, repairs and landlord’s work for new tenant move-ins or for marketing purposes.
  • Oversee capital projects, renovations, and leasehold improvements as needed and ensure compliance with scope of work and satisfaction with quality of work.
  • Keep all internal team members aware and informed of any on-site and tenant issues as well of any maintenance and capital projects
  • Participate in special projects and take on other duties as needed

Qualifications:

  • 3-5 years of experience as a Property Manager, preferably in commercial properties
  • Exceptional communication and interpersonal skills to effectively collaborate with tenants, external contractors, and others within the organization
  • Knowledge of building standards coupled with technical knowledge
  • Proficiency in accounting and financial management
  • Excellent attention to detail and time management skills
  • Strong computer skills including Microsoft Office and Teams

Pay: $80,000.00-$95,000.00 per year
