The Opportunity

As a Commercial Property Manager, you'll be entrusted with a diverse portfolio of commercial strata properties, taking ownership of the day-to-day operations while serving as the trusted advisor to strata councils and owners. From overseeing financial performance and facilitating council meetings to coordinating maintenance initiatives and capital projects, you'll play a key role in ensuring each property is managed to the highest standard.

This is a role that offers both autonomy and variety. One day may involve walking a property with a contractor to review maintenance work, while the next could see you presenting operating budgets to a strata council or planning long-term capital improvements. What You'll Do

● Proactively manage the daily operations, maintenance, and administration of a commercial strata portfolio

● Build strong, trusted relationships with strata councils and owners

● Chair AGMs, SGMs, and council meetings (daytime only), and present operational and financial reports with clarity and confidence

● Prepare polished meeting agendas and accurate, timely minutes

● Oversee budgets, analyze expenses, review and code invoices

● Manage projects, contracts, and contractors - and respond decisively when emergencies arise

● Conduct on-site visits and maintain a visible, reliable presence at your buildings

● Stay on top of insurance matters and ensure coverage aligns with each property's needs

What You Bring

● Minimum 5 years of strata property management experience

● Active Rental Property Management and Strata Management license, with a clear understanding of the Real Estate Services Act and Strata Property Act

● Demonstrated ability to work effectively with strata councils and chair AGMs and SGMs

● Strong working knowledge of financial statements, budgeting, and expense analysis

● Good understanding of strata insurance requirements

● Working knowledge of building mechanical systems

● Confidence managing projects, emergencies, contracts, and contractors

● Strong written and verbal communication skills

● A calm head and a solutions-focused approach
