We are currently looking for a Live-In Property Maintenance Technician/Building Manager to join our growing Property Management team!

Reporting to the site Property Manager, the ideal candidate will be skilled in all building and suite maintenance, be organized, solution oriented with a strong ability to prioritize workloads to meet deadlines.

For one of our larger communities in Tricar’s high-rise rental portfolio in downtown London Ontario, this live-in, full-time role is responsible for completing a wide range of tasks related to building maintenance and responding to emergencies. Providing exceptional customer service, maintaining Tricar’s high standards and being a strong team member in support of the site team and Property Manager are priority.

Key Responsibilities and Accountabilities:

  • Conduct general maintenance and repairs in residential apartment units as well as common areas, including mechanical, electrical, plumbing, appliances, and drywall
  • Monitor, inspect, report on building systems, communicating concerns for further review and repair
  • Be proficient with Life Safety systems, emergency response protocols - operate/monitor Fire Panel
  • Review and complete maintenance work orders in an efficient, high-quality manner
  • Per scheduled shifts, be available to respond to urgent calls and/or emergencies, 24/7.
  • Maintain exterior grounds to ensure the safety of our tenants and curb appeal of property.
  • Working with the team, maintain the facilities and common areas in the best possible condition
  • Ability to move equipment and materials between units, service rooms as required
  • Provide high quality, exceptional customer service with clear and timely communication to tenants, ensuring rules are followed and all tenants enjoy the same service level
  • Ensure a team approach is taken when working with On-site staff, Maintenance team and Tricar Property Management
  • Provide feedback on any issues noticed within suites requiring attention/intervention
  • Other duties within the scope and purpose of the job, as requested by management

Qualifications:

  • Experience and knowledge in appliance servicing and repairs
  • Understanding of A/C systems and heating boilers an asset
  • Proven maintenance experience with and eye for detail and quality finishing
  • Strong mechanical troubleshooting and problem-solving abilities
  • Must have own tools and be skilled in the use of hand and power tools
  • Excellent organizational and time management skills
  • Exceptional ability to multi-task
  • Outstanding verbal communication skills
  • Knowledge of legislation pertaining to the Residential Tenancies Act and property standards is an asset
  • Must have professional, positive attitude and customer-focused approach; ability to manage challenging situations and diffuse conflict with integrity and professionalism
  • Professional presentation is required
  • Ability to maintain focus and productivity while working individually
  • Residential property management experience is preferred
  • Maintain a valid driver’s license
  • A criminal background check with vulnerable persons screening will be required
