Full job description

The Role
Black Dog Development is a real estate developer based in Oakville and an affiliate of Penalta Group. We find, plan, and deliver development projects across Southern Ontario. When we take a project forward, Penalta builds it as our construction manager. This role is with Black Dog. We're posting through Penalta because the two companies work side by side.

We're a small team with a growing pipeline. We're hiring a developer-side Project Manager to run two active projects and bring structure and repeatable processes to the company as we take on more. You will report to our Development Manager and lead day-to-day project management from approvals through delivery.

What You Will Do

  • Move projects through the development cycle, including entitlements, approvals, and key design decisions
  • Hire and coordinate architects, engineers, and other consultants
  • Work closely with Penalta through pre-construction and construction
  • Prepare monthly and quarterly reports, budgets, and cash flow forecasts, and manage loan draws with the cost consultant and lender
  • On condo projects, manage the sales and marketing program, condominium registration, and unit closings; on rental projects, coordinate with property managers and leasing teams
  • Build relationships with ownership partners, consultants, municipal staff, agents, and lenders, and represent Black Dog in meetings when the Development Manager is away

What You Need
Education and Experience

  • At least 5 years of project management experience on the developer or owner side
  • Experience taking residential apartment projects (low-rise or high-rise) through approvals and delivery
  • Post-secondary education in real estate, urban planning, engineering, construction management, or a related field, or equivalent experience
  • Industrial or mixed-use experience is an asset

Technical Skills

  • Working knowledge of Ontario municipal approvals and permitting
  • Solid construction knowledge
  • Comfort with development budgets, cash flow forecasts, and lender reporting
  • Financial analysis or pro forma skills are an asset

Core Competencies

  • Self-directed and able to solve problems without close direction
  • Clear, confident communicator with ownership partners, lenders, and municipal staff
  • Strong relationship builder across consultants, agents, and partners
  • Organized, with the ability to put processes in place as the company grows

Why Black Dog
The Work

  • Ownership of active projects from approvals through delivery
  • A close working relationship with Penalta as construction manager, giving you visibility into both development and construction
  • A small team where your work is visible and your input shapes how the company operates

What Makes This Role Different

This is a new role at Black Dog. You won't be one PM among dozens. You'll work directly with leadership, help shape how our projects are run, and see your work move from approvals to completion. With Penalta as our construction partner, you'll also have a builder close at hand to work through cost, schedule, and constructability questions early.

How to Apply

Black Dog Development appreciates every applicant's interest. While we review all applications, only candidates selected for further discussion will be contacted.

Black Dog Development is committed to providing an inclusive and accessible recruitment process. Accommodations are available throughout the recruitment process in accordance with the Accessibility for Ontarians with Disabilities Act (AODA). Applicants requiring accommodation are encouraged to contact Human Resources.
