National Vendor Relationship Manager — Canada

National — Remote / Travel Required | Full-Time | Base $60,000–$75,000 CAD + Uncapped Commission

This role is not for beginners. We are looking for a proven closer with an established book of contacts — someone who already has relationships with property managers, facility managers, and procurement decision-makers across Canada and knows how to turn those relationships into signed contracts.

ABOUT GORILLA PROPERTY SERVICES

Gorilla Property Services is a national cleaning and maintenance franchise network. We deliver exterior cleaning and facility maintenance services across Canada through our growing network of local franchisees. We are now hiring a National Vendor Relationship Manager to open doors with major national and regional accounts — driving volume, long-term contracts, and sustained revenue for our Canadian franchise partners.

THE OPPORTUNITY

You will be the primary business development driver for national and large regional accounts across Canada. Your job is straightforward in concept and demanding in execution: identify the right organizations, leverage your existing contacts, navigate their procurement processes, win the contract, and hand it off to our franchisees to deliver. You will be rewarded for every deal you close.

WHO WE NEED

We are specifically looking for candidates who bring ALL the following:

  • An existing network of contacts at the property management, facility management, and/or procurement level in Canada — people who already know you and trust you
  • A track record of closing multi-site or national service contracts in the Canadian market — not just generating leads, but getting agreements signed
  • Deep familiarity with the commercial cleaning, janitorial, facility maintenance, or related services industry
  • Hands-on experience responding to and winning RFPs (Request for Proposals) in the Canadian commercial, institutional, or government space
  • The negotiation skills to structure national vendor agreements and master service contracts
  • A hunter mindset — self-directed, relentless in pursuit, and motivated by commission
  • Bilingual in English and French is a significant advantage for federal and Quebec accounts

WHAT YOU WILL DO

  • Leverage your existing relationships and develop new ones with facility managers, property managers, and procurement officers at national and large regional organizations across Canada
  • Target corporate real estate firms, multi-site property management companies, retail chains, hotel groups, healthcare networks, educational institutions, government facilities, and Crown corporations
  • Drive the complete sales cycle — from outreach and meetings through proposals, RFP responses, negotiations, and contract close
  • Prepare and lead RFP submissions that are competitive, compliant, and compelling — including federal and provincial procurement portals (Buyandsell.gc.ca, MERX)
  • Negotiate master service agreements and national vendor program contracts
  • Coordinate with our franchisees across provinces on scope, pricing, and service delivery commitments for each account
  • Maintain an active pipeline and report on activity, opportunities, and revenue performance
  • Represent Gorilla Property Services at industry events, trade shows, and client meetings across Canada

TARGET CLIENT TYPES

  • National and regional corporations with multi-location facility needs
  • Federal and provincial government facilities, Crown corporations, and public agencies
  • Universities, colleges, hospitals, and healthcare networks
  • Commercial real estate and property management companies
  • Retail chains, hospitality groups, strata and condo management companies
  • National vendor and preferred supplier programs

REQUIREMENTS

  • Minimum 5 years of B2B sales experience in facilities services, commercial cleaning, maintenance, or a directly related field — industry experience is required, not preferred
  • Proven, verifiable history of closing large national or multi-site service contracts in Canada
  • Active relationships with facility managers, procurement managers, or property managers in Canada that can be converted into business
  • Demonstrated success with RFP processes — writing, submitting, presenting, and winning, including Canadian public sector procurement
  • Strong negotiation skills and experience with national or enterprise-level service agreements
  • Proficiency with CRM tools and pipeline management
  • Ability and willingness to travel nationally across Canada as required
  • Bilingual (English/French) is a strong asset — particularly for federal government and Quebec accounts
  • Excellent written and verbal communication skills

COMPENSATION & BENEFITS

  • Base Salary: $60,000 – $75,000 CAD depending on experience
  • Commission on Year 1 annual contract value — tiered structure:

◦ 3% on the first $500,000 in closed annual contract value

◦ 5% on closed annual contract value above $500,000

  • Example: Close $750,000 in contracts in Year 1 and earn $27,500 in commission on top of your base salary
  • On-target earnings of $120,000–$160,000+ CAD — uncapped for top performers
  • Health benefits and expense account included
