What Your Day Will Look Like
As a Site Superintendent, you will be responsible for the on-site leadership and execution of large-scale mid-rise and high-rise residential developments. You will manage all aspects of the construction site, including safety programs, trade coordination, site logistics, construction sequencing, and on-time delivery. This role is accountable for ensuring the highest standards of quality and professionalism while fostering a culture of safety and collaboration.
Work Hours: Full-time, Monday–Friday, with extended hours where required to meet key project milestones.
Work Location: Southwest Properties Office – 1315 Lower Water Street, Halifax, and applicable project site visits mostly within HRM. Travel outside of Nova Scotia may be required occasionally for project research and continued education.

What You’ll Be Responsible For
Project Leadership
- Take full site-level ownership of mid-rise and high-rise, multi-phase construction projects, from excavation to occupancy.
- Develop and execute detailed construction plans and schedules in alignment with project milestones.
- Lead site kickoff, coordination, and weekly progress meetings with contractors, consultants, and internal stakeholders.
- Interpret and implement all plans, specifications, and shop drawings with deep knowledge of high-rise structural systems, building envelopes, and mechanical integration.
Team & Trade Oversight
- Provide clear direction, mentorship, and supervision to site teams including Assistant Superintendents, Coordinators, and Operations Partners.
- Oversee and coordinate all subcontractors, trades, and suppliers, ensuring accountability for quality and timelines.
- Manage critical path activities such as tower crane operations, formwork, vertical transportation, and envelope installation.
Site Operations & Safety
- Plan and implement comprehensive site logistics, hoisting strategies, and sequencing of trades for maximum efficiency and safety.
- Maintain full compliance with all occupational health & safety standards; lead by example in promoting a safety-first culture.
- Ensure all permits, inspections, and regulatory requirements are fulfilled without delay.
Quality Control & Risk Mitigation
- Enforce a proactive quality assurance program across all trades and phases of work.
- Identify and resolve constructability issues before they impact cost or schedule.
- Track and manage deficiencies, ensuring they are addressed before project handover.
Communication & Reporting
- Serve as the primary liaison between the site and the Project Manager, providing regular reporting on progress, risks, and site conditions.
- Prepare and maintain site documentation, including daily logs, progress photos, safety reports, and deficiency tracking.
- Collaborate with development and property management teams to ensure successful building commissioning and handover.

Your Environment
You will be responsible for managing an active mid-rise and high-rise construction site in an urban setting. This includes exposure to outdoor weather, working at heights, coordinating large-scale construction logistics, and making fast-paced decisions. Occasional lifting, long periods of standing or walking, and navigating uneven terrain are to be expected.

Our ideal candidate brings:
- 10+ years of progressive experience in construction, with at least 5 years as a Site Superintendent on high-rise, multi-residential or mixed-use projects.
- Deep understanding of structural, envelope, mechanical, and life safety systems.
- Demonstrated success in leading full-site operations from shoring to occupancy.
- Strong leadership, organizational, and conflict-resolution skills.
- Proven ability to interpret architectural and engineering drawings and proactively resolve field issues.
- Commitment to high safety standards and hands-on experience managing OH&S programs.
- Advanced proficiency in project scheduling software (MS Project, Procore, etc.) and construction documentation.
- Gold Seal Certification, Red Seal Trade Certification, or equivalent is considered a strong asset.
- Valid driver’s license and reliable transportation required.
Position requires: Criminal Record Check completion.
